Commercial property owners urged to check EPC rating

Published on: 25th May 2017 Commercial property owners in England and Wales have just nine months to check their property’s EPC rating and secure an energy efficiency rating of E or above. Due to the new minimum energy standard, as of 1 April 2018 landlords will not be able to let commercial premises or renew leases if the EPC rating is lower than an E. Chris Howell associate partner in our Bristol office, is concerned that many EPC certificates may be inaccurate and therefore many properties in the South West may actually drop below the required rating. Chris commented, “Some estimates suggest that over 50% of EPCs completed in the early years are incorrect. Over the last few years, we have come across a number of inaccurate EPCs, particularly those carried out between 2008 and 2011. With EPC’s needing to be renewed every ten years, or at the point of the next leasing event, some landlords might be in for a surprise from 2018.

Northumbrian water confirmed as new Spectrum tenant

Spectrum Business Park is one of the region's fastest growing business parks and following the letting of 27,000 sq ft to Northumbrian Water, the park is now over 75% occupied. John McGovern, Head of Asset Delivery at Northumbrian Water, said: “This move will create one central hub for our infrastructure teams and gives us the opportunity to work closer with our framework partners under one roof. Will there really be a flat summer in the housing market?

Published on: 22nd May 2017 Earlier this month the BBC published an article predicting a ‘flat summer’ in the housing market. The article follows the recent announcement from members of the Royal Institution of Chartered Surveyors (RICs) that sales have been dipping slightly and buyer interest remains flat. Residential sales and letting expert, Diana Warr commented “Following the Halifax announcement that for the first time since 2012 there was a quarterly fall in house prices it is no surprise that the market is continuing to slow down across the UK. “I would hasten to add however that the findings reflect a national average, when you drill down by region there are significant differences across the country. In Leeds it is still a fairly volatile market with prices remaining stagnant at the moment.

APC Success in our Teesside Office

Published on: 19th May 2017 Congratulations to George Williams, agent in our Teesside office, who yesterday became a qualified member of the Royal Institution of Chartered Surveyors (RICS). George passed his Assessment of Professional Competence (APC), on his first attempt last week, to become an elected member of RICS. The APC process involves practical training and experience which, when combined with academic qualifications, leads to RICS membership. It consists of a period of structured training, culminating with a written submission and a final assessment interview. George works in our North East agency team, who were recently announced as the most active commercial property agency in the region by Estates Gazette, in what is widely recognised as one of the top accolades for real estate agents.
