April Deals Update

Published on: 4th April 2017 In March we were named as the most active commercial property agency in the North East by Estates Gazette. Our Newcastle and Teesside offices were awarded the title for transactions completed in 2016, totalling over 1.8million sq ft of commercial property let or sold in the region. On March 1st a landmark business rates ruling by the UK Supreme Court stated that properties could be given a nominal £1 rateable value, on the grounds that is undergoing significant refurbishment which restricts it from being a functional space. Our rating team first started work on the S J and J Monk v Newbigin case in 2013, so welcomed the decision from the Supreme Court. Our specialist caravan and holiday parks team completed a number of deals in March, including the sale of a 43-acre holiday park in Northumberland that was marketed off a guide price of £5.5million. They also sold parks in Plas Newydd, North Wales and Kirkby Stephen in Cumbria off guide prices of £1.295million and £800,000 respectively. Our team in the North East has a number of properties currently available, including 4,000 sq ft of office space at Preston Farm Business Park, a prominent car sales unit in Darlington and a number of Newcastle City Centre offices at St James Gate, One Trinity Gardens and on Grey Street, just down the road from our offices. Acting as retail agents we have also helped secure a major new anchor unit at the Royal Quays Outlet in North Shields, the new space, situated on the main car park of the centre, has been innovatively created using a large inflatable dome structure.

I've been served with a Compulsory Purchase Order on my business premises - what should I do?

Although only a small proportion of businesses will ever have to face the issue of compulsory purchase, the use of powers is increasing - not least because of national infrastructure projects like HS2 and Crossrail. Clearly it can be a very stressful time for any SME owner, but if you are aware of the situation, remain sensible and get the right advice, then there is no reason why you should be left short. The first message I would give to any business owner and/or operator is to be aware of what is happening at a strategic level in your area. The first seeds of any CPO normally lie in the planning system and business owners should be conscious of emerging planning policies. At this stage, do not bury your head in the sand; if you fail to engage at public consultation stage, it could be used against you at a later date.

New rating list published

Published on: 3rd April 2017 On 1st April, the new Rating List for all non-domestic property in UK came into force and these are the figures that will be used to assess the business rates bills for 2017/18. It is now possible to challenge the 2017 rateable values, using the new check, challenge and appeal system. This is the first revaluation of commercial property since 2010. With a turbulent economy over the past 7years, and a major shift in the UK property market during this time period, there will inevitably be many ‘winners’ and ‘losers’ going forward.

Maguires Country Parks acquires luxury Northumberland site

Maguires Country Parks operate award winning sites across Northumbria, North Yorkshire and County Durham. The family run business has purchased the Northumberland site, which was formerly operating as The Kaims Bamburgh, and was marketed asking offers in excess of £5.5m. Billy Maguire, owner of Maguires Country Parks said, “The Kaims, Bamburgh site is a fantastic opportunity for our luxury holiday park brand. Major new anchor for North Shields' Royal Quays outlet

The 138,000 sq ft shopping centre, located immediately adjacent to the international ferry terminal and eight miles east of Newcastle City Centre, has been extended by the completion of an ambitious 22,000 sq ft leisure venue. The new space, situated on the main car park of the centre, has been innovatively created using a large inflatable dome structure, which is the first of its kind in the region. The unit has been pre-let to Xtreme Bounce, a leading trampoline business. Peter Everest, managing director at WD Limited, which owns the Royal Quays Outlet Centre, said: “Not only is the dome visually stunning but inside there is a sleek and dynamic style with vibrant, exciting colours. It offers state-of-the-art facilities and it is going to have a massive impact on the area both as a leisure outlet and from an employment perspective. It is a bold and ambitious move not least for the fact that we are introducing a totally new concept to the region.” The new leisure venue will include a Trampoline area, Segway Slalom, a Slam Dunk area, a Soft Play Castle and a number of other innovative, family entertainment facilities.

Plas Newydd Caravan Park sold with guide price of £1.295million
