We provide several different types of building surveys, (each of which can be tailored to suit your requirements) including:
- Pre-acquisition surveys – an analysis and quantification of potential risks to the building you are about to purchase or rent
- Technical due diligence – a detailed technical analysis of the property you about to purchase or rent, currently own or rent, including full ananlysis of any related legal, statutory and construction documents;
- Pre-divestment surveys – an analysis of the existing building you are about to dispose of, which may be transferred to any purchaser that acts to speed up your property sale
When looking for a new property, a building survey will ensure you know of any defects to the building before entering into a contract and the costs of remedying any disrepair.
Working with us also allows you to plan ahead, taking into account any extra costs that may be require allocating to satisfy any key defects, repairing liabilities, legal or regulatory obligations and give you long term knowledge on the costs of the property’s maintenance during your ownership.

Our architecture team created the visual concept for the entrance and reception space, which has been designed to create a striking first impression and appropriately reflect the high quality of the development. St James’ Gate’s current tenants include Big Lottery Fund, Serco and UBS.
The refurbishment project, which was completed in September 2015, was managed by head of facilities management, Alex Slack, and the spectacular design concept was created by architectural assistant Gillian Smith.
The newly-designed space features a digital wall covering showing a city scape of Newcastle’s famous landmarks including the Tyne Bridge and the Baltic. The refit also included redecorating work and the installation of a corian-made reception desk which completes the high-end design.
Commenting on the design and refurbishment, Stephen Davey of McAleer & Rushe Group, said: “2 St James’ Gate provides excellent office space in a much sought after prime city centre location. Our desire was to create a welcoming yet impressive reception area to match the prestige of the development and thanks to the expertise of Sanderson Weatherall we have achieved that.”
Our local knowledge allowed us to engage trusted local contractors to carry out the work on the refit and refurbishment works making the project cost effective whilst benefitting the wider local economy.
Alex Slack said: “At Sanderson Weatherall, we were able to offer an integrated and collaborative approach between the property management and architecture departments, to deliver this project, from initial design concepts to the final fit-out. We have an excellent relationship with McAleer & Rushe and we are proud to have delivered such a superb new reception area for St James’ Gate.”

The Booth Memorial Institute is a local landmark and already provides a hub of activities including a mother and toddler group, yoga, dance and exercise classes, bowling club and charity shop etc. The venue is also available for private hire for meetings and parties. It is hoped that once structural repairs and refurbishment is complete the landmark will become the heart of the village’s community.
The trustees tasked us with conducting an initial survey of the building, assisting in the development of a brief and helping with the subsequent grant application. We were also instrumental in agreeing the specification and scope of the work required, obtaining tenders for the work and appointing contractors and project managers for the site.
The first phase of work is underway with instructions already issued to roofing and stonework contractors. These contractors will replace the roof covering as well as any associated stonework repairs and repointing. Once complete, the second phase will see windows and stone mullions replaced, followed by the construction of a new porch and upgrading of the firms interior.
Booth Memorial Institute trustee, Margaret Tickner said “We have a hardworking team of fundraisers and volunteers whose passion and vision has allowed us to start on the road to achieving our goal of improving the Booth Memorial Institute in a cost-effective and timely fashion.
“Sanderson Weatherall was the ideal partner for us, working alongside us through every step of what is a complex process. The firm’s assistance is invaluable and we look forward to continuing to work alongside them in the future to see this project through to completion.”
