Our specialist leisure and caravan parks division, formerly known as Edwards and Partners has been completing deals in the market for over 40 years. Listed below are a selection of our recent deals.

February 2017

Hook Farm Caravan and Camping Park, Lyme Regis

Large caravan and camping park spread across approximately 9.5 acres of ground sold in Dorset. The site is located just one mile from popular seaside resort, Lyme Regis and includes 100 camping pitches, 17 static caravans, a site shop and a detached three bedroom bungalow.
The site also features an orchard that has planning permission for a further 35 pitches which helped generate significant interest. The park was sold off a guide price of £1.9million.

Barataria Park, Woking

Recently completed the sale of Barataria Park, Woking after it was placed on the market for the first time in 90 years. The park is set on approximately 3 acres of land with consent for 29 residential park homes.
The park was sold off a guide price of £1.1 million.

Brookside Holiday Park, Eastchurch

Brookside Holiday Park is located on the Isle of Sheppey, an island off the Northern coast of Kent and was recently sold off a guide price of £1.35million.
The park, which is approximately 4.5 acres is currently developed for 89 static holiday caravan pitches, with 84 privately owned and five presently vacant.

December 2016

Oakwood Lodges, North Duffield, Yorkshire

A luxury lodge complex developed with 10 high quality lakeside lodges and hot tubs. Sanderson Weatherall has very recently sold this business and property off a guide price of £999,950. Located between the Yorkshire Dales and the North York Moors and some 12 miles from York, the lodges are let for short and long term breaks and enjoy a high level of occupancy and income. With two further lodges permitted and the pitches already developed, the purchaser, a new entrant to the sector, recognised the potential offered by this strong performing, well located and attractive holiday park.

Greendales Farm and Bowland View Caravan Park, Morecambe

We sold a mixed holiday park in Lancashire following the retirement of an established lifestyle business. Greendales Farm and Bowland View Caravan Park in Morecambe is a popular and accessible holiday location with close proximity to Morecambe Bay and the City of Lancaster.
The site is approximately 7.5 acres and has been developed for 18 static holiday caravans and 24 touring holiday caravans. On the site there is also a 4-bedroom owner’s house with private garden including a swimming pool, summer house and orchard.
The park was sold off guide price of £795,000 to an experienced park operator.

Whitecote Caravan Park. Tadcaster

In October we also completed the sale of Whitecote Caravan Park, an attractive touring caravan park located in the Vale of York. The park generated a significant level of interest given its location in Yorkshire and the attractive size of the site.
The site is approximately 1.2 acres and can accommodate up to 27 caravans, including 7 static caravans. The site is also home to Whitecote Lodge, which provides three bedroom living accommodation for the park owner.
The park was sold off guide price of £395,000.

Despite the poor weather in the height of summer 2015, there were steady improvements in both sales of parks and trading conditions on parks. This was largely down to fine weather in spring and autumn, together with improved economic conditions, says the 26th annual Market Report from our specialist leisure division.

The report reveals particular growth for the residential sector, with strong demand for park home estates in spite of the extra workload imposed by the new regulations flowing from the 2013 Mobile Homes Act.

Chris Tucker, partner in the Exeter office, said: "It's been another year of steady growth for the market. Most holiday park operators have reported a successful 2015, even if they did face a washout in the peak summer months, and caravan and lodge sales appear to have remained strong - especially at the top end of the market.

 "The sunny spring and autumn were clearly beneficial and forward bookings for the main season were boosted by the two recent fine summers in 2013 and 2014. Low inflation, falling fuel prices and an increase in average earnings also helped to support the sector.

Chris adds that the strong uplift in values seen in the residential park sector is due to increased demand for individual homes.

He comments: "There are some extremely positive signs that the sale of new homes in some parts of the country have really taken off this year. This has created a strong demand for vacant pitches spanning the whole market in terms of value; a phenomena we have not seen since the pre-recession boom years. In fact, the average pitch value for residential park homes has risen 6 per cent from £25,000 to £26,500 in the last 12 months.

"This could be a welcome side effect of new legislation, which may have boosted the appeal of residential park living."

The Market Report also looks at pitch values across the holiday park sectors.

The average value of a static caravan pitch has remained relatively stable at £16,000, although the range between the highest and lowest value achieved has widened considerably compared to last year. In 2015, pitches achieved values of between £9,000 and £30,000.

Although the report shows a slight fall in average touring pitch prices from £8,300 in 2014 to £7,500 in 2015 based on sales in the last 12 months, this is most likely due to a significant number of sales in secondary locations which has adversely affected the average value.

The findings are compiled from our significant activity in the holiday and caravan home markets over the last 12 months, together with all other reliable evidence from the market. Now in its 26th year, the Market Report is widely regarded as the most comprehensive source of analysis from the holiday and caravan home markets.

With often idyllic countryside or beachside locations, holiday and caravan parks have always proven to be popular holiday destinations with UK tourists. The emergence of ‘luxury’ lodge style holiday parks and increasingly popular ‘glamping’ sites has widened the appeal of the market to tourists wanting high-end UK breaks. 

Over recent years in particular, the UK holiday and caravan park market has been buoyant. The recent recession, coupled with the increasingly trendy ‘staycation’ concept has helped to make holidaying in the UK a more popular choice amongst UK tourists. And whilst holiday and caravan park bookings were already looking promising for 2016, some park operators have already enjoyed a surge in enquires since the vote.  

Tumbling exchange rates are one the biggest reasons, with the value of the pound at 31-year low, UK tourists are getting far fewer euros or dollars when exchanging their pounds, making holidays and spending abroad more expensive than before. Uncertainty on whether low-cost airlines will be able to continue to offer favourable fares, or whether the pound will recover, could mean the number of UK residents looking for holidays at home continues to increase.

A drop in the value of the pound will also give international tourists more incentive to visit the UK. Just last month VisitBritain published record figures for the first quarter of 2016 for inbound visits to the UK (a 6% increase on 2015), which could be set to rise again sharply as the cost of visiting the UK goes down for over-seas tourists.
