We were tasked with the inspection and provision of valuation reports on a portfolio of unusual properties for accounts and secured lending purposes. The instruction was a result of our previous work with the charity in 2011. 
 
Gordon Burns, the group’s director of finance and corporate services, commented: “We worked with Sanderson Weatherall in 2011 when it provided us with its valuation expertise. It was because of this that we were confident their valuation advice would be extremely beneficial to our current property requirements.”
 
This year, Mental Health Concern celebrates its 30th anniversary of providing a wide range of specialist mental health services, which are predominantly commissioned by the NHS and local authorities. Its mission is to improve the mental health and wellbeing of the people it serves.

Acting on behalf of the Diocese of Leeds, we have sold a vacant development site to Leeds Mencap, an independent local charity which supports children and adults with learning disabilities.

The new site, which is located on Vinery Terrace/Raincliffe Road just off the A64 East of Leeds City Centre, has enabled it to create a new purpose built building, providing over 9,000 sq ft of specialist accommodation and much-improved facilities.

Once Leeds Mencap had exchanged on the new site, and whilst working to obtain planning consent for the build, it appointed us to find a buyer for its former building charity centre in East End Park. We were able to quickly find a buyer for the building and synchronise the transaction so that it completed only once Leeds Mencap had relocated to the new Vinery Centre.

Loretta Jones, head of fundraising at Leeds Mencap, said: “This fantastic new building provides us with the opportunity to expand our services over time and as Sanderson Weatherall was able to secure us a buyer for our former site, it helped contribute to the necessary funding to make the move viable.

“Our fundraising efforts now focus on raising money for our services and if we can continue to secure support, we will be able to work towards meeting the needs of more people with learning disabilities.”

Leeds Mencap provides services and activities to improve the lives and opportunities of children and adults with a learning disability along with their families and carers. The charity currently supports over 250 families on a weekly basis and aims to provide support, advice and practical help for the whole family, long term.

In addition to these services, the new centre also supports the local community by providing nursery places for local children and hires spaces for a wide range of local community groups including a variety of learning disability organisations.

Luke Barrett, associate partner in our corporate real estate team said: “We are delighted to firstly have achieved a successful sale for the Diocese of Leeds and once it had exchanged, to have been asked by the purchaser, Leeds Mencap, to dispose of their existing property. This was sold to the Machimmaram Thai Community and will be used as a community centre. We appreciate their patience and cooperation in agreeing to exchange with a delayed completion, which meant Leeds Mencap could remain in place until their new property was ready to occupy.”

We provided valuation and agency services to The Salvation Army for the sale of a redundant worship hall in Seaham.

Valuations for charities act purposes are guided by the sale of other, similar properties in the local area. However due to the distinctiveness of this worship and community centre property, our team were required to work with limited market evidence to reach their valuation.

Our valuation and commercial agency teams were able to pool expertise and identify similar transactions from throughout the region to arrive at an opinion of market value, which was subsequently communicated to The Salvation Army so that they had the opportunity to obtain trustees approval prior to offering the property for sale on the open market.

To ensure a quick sale, our agency team chose the most appropriate method of disposal which on this occasion was by private treaty. It was essential for The Salvation Army that the valuation work conducted was in line with the requirements of section 119 of the Charities Act 2011.

Robert Patterson from our Newcastle office said “With the ability to combine the skills and knowledge of our Valuation and Agency teams we were able to consider all the issues and provide The Salvation Army with the key advice on how to maximise the sale price.”

We were then able to secure a timely sale to a party seeking to operate a children’s day nursery.”

A group of older people from Rowlands Gill have enjoyed an extra special day out at the cinema in Newcastle thanks to a charity initiative. The group were treated to a private film screening with tea and cakes at the Tyneside Cinema.  The event was hosted by our Newcastle office in partnership with the Rowlands Gill Live At Home Scheme.  This community-based voluntary project offers support to older people who are at risk of being socially isolated or are unable to go out as much as they used to.

Commenting on the event, Rowlands Gill Live at Home Scheme Manager Tracy Dixon said: “We were very grateful that Sanderson Weatherall and the Tyneside Cinema arranged this special screening.  For some of our members it was the first time they had been to the cinema in years and everyone really enjoyed the experience.”

Rowlands Gill Live At Home helps its members to regain their lost confidence and to become part of local life once more by arranging regular activity groups for them to attend.  The scheme also provides volunteer visitors and hosts a weekly dementia lunch club, along with a host of other services.

Shona Baxter, from our property management team in Newcastle, who helped arrange the event, said: “We were very happy to be able to host the guests from the Rowlands Gill Live At Home group.  It’s easy to take activities like going to the cinema for granted, but for some older people getting into town and meeting up with friends is a rare treat.  We have a longstanding relationship with the team at the Tyneside Cinema and they were more than happy to set up the private screening.”

"In George Osborne's March Budget there was seemingly welcome news for charities with the 80% business rates relief that they currently benefit from remaining unchanged.

However there are potential consequences of the chancellor's proposed business rates changes that may adversely affect charities when they come into effect next April. George Osborne announced that around 600,000 small businesses would pay no business rates as he raised the threshold at which small business rates relief applies from a rateable value of £6,000 to £15,000.

In what we can only imagine is an undesirable side effect this may lead to small businesses that qualify for 100% small business rates relief, trading right next door to a charity that will still be required to pay 20% of their business rates bill.

The move to increase thresholds and permanently double small business rates relief means that local authorities stand to lose £1.4bn a year.

There is also the opportunity for charities to receive discretionary relief on the final 20% of their rates bill; this is provided by local councils in order to support those charities needing extra help. The changes discussed will likewise lead to a further squeeze on this relief currently available to charities as councils attempt to cope with the further financial pressure.
