Agency team named as the most active in the North East

We are pleased to announce that we have been named the most active commercial property agency in the North East by Estates Gazette, in what is widely regarded as one of the top accolades for real estate agents In the past year, our North East agency teams have let or sold a total of over 1.8 million sq ft of commercial, retail and industrial space across the region. Our Newcastle and Teesside offices have been awarded the title for transactions they completed between January 1 and December 31, 2016.

View our Newcastle Office Market Update for Q2 2017. Total Newcastle office market take up, including out of town take up, stood at nearly 130,000 sq ft, which was better than expected but reflected a slower market than in the previous quarter with some hesitancy caused by political uncertainty.


Growth in the out of town Newcastle leisure market

Kevin McGorie and Mark Convery from our North East agency team comment on the changing tastes in the North East leisure market and the increase in popularity of the out of town leisure market. The past two to three years has witnessed a steady increase in the out of town leisure market, driven by social and economic factors and the changing tastes and requirements of customers. The active expansion of out of town retail parks has seen has seen units that were formerly restricted to the Metro Centre or city centres taking up retail space beyond the borders, and with it shoppers have flocked to these new stores.


Newcastle Offices Market Update Q1 2017

  The Newcastle office market tabled total take-up of 210,502 sq ft in the first quarter of 2017. In the city centre there were eight deals with a total take up of 33,461 sq. ft, broadly similar to Quarter 1 2016 with the most significant letting being Frank Recruitment Group acquiring 19,200 sq. ft in the St Nicholas Building. In the out of town market take up was over double the previous quarter at 177,041 sq. ft across 39 transactions. The principle transactions were Durham Police purchasing 33,600 sq. ft at Doxford Business Park and Barratt Homes purchasing 20,000 sq. ft at Metro Riverside. At the two major out of town parks we saw existing occupiers acquire additional space, as evidenced at Quorum Business Park with Insure the Box at 13,000 sq. ft and Macaw Engineering at 7,089 sq. ft. Furthermore at Cobalt Accenture acquired an additional 11,604 sq. ft.

For the region, in the wings is regional devolution with still no clear path ahead and of course there is Brexit, the negotiations for which have hardly started. There is some uncertainty as a result for a region that has a high level of exports, indeed the only UK region with a positive trade balance as a result.


Newcastle Offices Market Update Q4 2016

The Newcastle office market tabled total take-up of 181,210 sq ft in the final quarter of 2016. The Newcastle office market recorded total take-up of 98,733 sq ft across 21 deals in Q4 of 2016. This was compared to only 38,055 sq ft of take-up in the third quarter of 2016. The largest city centre deals of the quarter saw Gateshead Council take 19,543 sq ft at Baltic Business Park and Regus take 12,785 sq ft at Cale Cross House, Newcastle Quayside. Out of town take-up totalled 82,477 sq ft in Q4 of 2016 with True Potential acquiring 10,444 sq ft at Newburn House in one of the largest deals of the quarter.
