Meet Mark Convery. Mark is a surveyor and works in our agency team, based in our Newcastle office.

What was your first ever job?

Worked at Asda in the provisions department, generating a reputation as the store milkman.

What is your favourite building in the North East, and why?

My favourite building without a shadow of doubt would have to be St James’ Park. I am an avid Newcastle United supporter and season ticket holder.

The stadium is one of the only Football Stadiums within a major City Centre and is a key focal point in Newcastle. The ability to host 52,000 fans each week and generate an atmosphere that is second to none is the main reason why this building stands out at the top of my list.

What is the biggest project that you have been involved in?

The sale of the iconic City Hall within Newcastle City Centre.

Unique opportunity to work with a building that is well known throughout the North East. This was a political hot potato so we had to make sure our advice to Newcastle Council (Client) was on point.

What does the future look like in the North East property market?

It is still evident that there is a lot of uncertainty in the North East property market particularly since Brexit. The ‘out’ vote has inevitably had an impact on all property sectors and despite enquiries coming through thick and fast, it has been more difficult to get deals over the line.

Hopefully in the new year investors will have greater confidence to acquire suitable opportunities in which they would have expressed an interest in previously.  Currently there seems to be a lack of supply in both industrial and office sectors, which will need remedying in the near future, this further development in the North East will also encourage increased growth and provide greater employment opportunities.

What one thing would you change to influence the future of the North East property market?

Business rates have had a major impact on non-domestic properties since the turn of the recession. In order to reduce vacancy levels and provide new businesses with an opportunity to flourish I would cut all commercial ratepayers liability by 50% in order to give operators the confidence to expand or start a new business.

If you could give one piece of business advice to your younger self, what would it be?

Rome wasn’t built in a day. Take time to develop good contacts and increase personal reputation as well as the profile of the company. After all, good things come to those who wait!

Name three people, dead or alive, that you would pick to work in your team.

  1. Alan Shearer – From an agency point of view you always need a leader to control/manage the team. Shearer can do this with his eyes closed and even better he can finish deals.
  2. Margot Robbie – Extremely talented and motivated individual… enough said!
  3. Conor McGregor – Most confident individual I have ever come across. Knows what he wants and goes and gets it. Could compare him to Marmite – as you either love him or hate him!

What is your favourite building in the North East, and why?

Emerson Chambers, Newcastle – although not part of the original Grainger Town development, the early 1900’s building is a great example of art noveau architecture.  The way in which the architect has designed the building incorporates some amazing architectural detailing into the property that reflects the age of the nearby older buildings.  This is a fine example of how ‘new’ buildings should tie into those of its surroundings.  The amount of ornate detailing on the building is unbelievable, yet simply works.  It’s now a book shop and walking past it each day on my way to work, I still always take it in. 

What was your first ever job?

My first ever job was a paper round at the age of 12 years, I used the money I earnt to buy stickers for my football albums.

My first job in surveying was with South Tees NHS Trust, developing and refurbishing wards and medical facilities, ranging from building extensions for MRI scanners and overseeing their installation, to minor refurbishments for the IVF clinic.

What is the biggest project that you have been involved in?

Converted and fitted out a building in the grounds of a former stately home for a television company in Eastleigh, Hampshire.  The project lasted circa 1.5 years and I don’t ever recall it raining at that site throughout the project, making the visits very pleasant indeed.

What does the future look like in the North East property market?

We’ve always been the ‘poor relation’ in the north east to more buoyant markets in nearby Edinburgh or Leeds, but there is still a very active business community that requires servicing.  Last year's Brexit results have no doubt had an effect on businesses in the North East, particularly some of the larger companies, and the full extent of it remains to be seen.  I firmly believe however that the people in the North East are resourceful, hardworking and have the experience of finding new industry (after the demise of the historic coal and shipbuilding industries) and I’ve no doubt that whatever the lasting effect the North East will ultimately continue their enterprises. 

In terms of property and in the words of Nat King Cole, “there may be trouble ahead” but ultimately I’m confident that the property market will remain positive. 

What one thing would you change to influence the future of the North East property market?

I would like to see the North East promoted more by some of the North East Chamber of Commerce, regional development agencies and local authorities so that inward investment would be stimulated.  It is apparent that the lower property prices in the North East (in comparison with London and some other regions) represent a great opportunity to pick up a bargain, with good yields for investors. 

If you could give one piece of business advice to your younger self, what would it be?

Pay attention to detail.  Building Surveying is a very technical discipline and the key to it is in the detail.  I think that the technical side is a little daunting for new surveyors, but with some technical knowledge, the problems faced can be overcome with some logical thoughts and a thorough analysis of the options available. 

Name three people that you would pick to work in your team.

1. Ole Kirk Christiansen – the inventor of Lego, as he could most definitely help when it came to building things.

2. Muhammad Ali as I could do with him in my corner when it came to dilapidations and contractor final account negotiations.

3. Sir Ranulph Fiennes, we often have to go to some weird and wonderful places and I’m sure he could help find them

October property deals update

Despite the negativity surrounding the UK’s decision to leave the EU, we are continuing to see strong levels of demand across a number of commercial property sectors.

We were particularly active in Yorkshire last quarter with a 25,000 sq ft industrial site sold in Bradford to steel fabrication specialist, Bradfabs. In addition, we have welcomed British jewellery brand, Azendi back to York City Centre on a five-year lease in a 774 sq ft. retail space.

Acting on behalf of the Diocese of Leeds, we sold a vacant development site to Leeds Mencap, an independent local charity that supports children and adults with learning disabilities. We have also helped find a new owner for Belle Vue Stadium, the 120-year-old home of Wakefield Trinity Wildcats, following several months of strong interest.

On the other side of the Pennines, we were involved in a number of deals; our agency team in Manchester successfully completed the letting of a recently vacated 29,871sq ft. property at Wigan’s Haslemere Industrial Estate.

In the North East we have a number of new instructions including office accommodation in Kingfisher House, Stockton on Tees and a number of quirky spaces available at Hoults Yard. We are also expecting strong interest for the former Arriva bus depot in Jesmond, a large development site in a prime location.

We are happy to confirm that popular Newcastle pizza restaurant, The Herb Garden will open its second venue at Royal Quays Marina (pictured), an area considered by many to be the North East’s finest boating location.

Yogaworks London benefited from a trio of our property services as we assisted them in opening their first yoga studio at a 3,947 sq ft. property in Wandsworth London. In London, we are also pleased to have advised Japanese retailer, Daikokuya on the acquisition of its first UK store on Bond Street.

In Bristol, we have two large former waste processing plants for sale in Exeter and Frome respectively. Our specialist leisure division has seen strong demand for holiday and caravan parks continue and you can find their recent portfolio of deals and available sites here.
