Residential Update: Registering your appliances

If you have purchased a large appliance in the past four or five years then you will probably have received a small card asking you to register your appliance. Do not worry if you have ignored the card or perhaps thrown it away without realising, you are not in the minority, in England only 43 per cent of people register their appliances with a manufacturer.

Nowadays you can purchase a large appliance such as a washing machine, fridge freezer or dishwasher without providing the manufacturer with any of your contact details. By registering your product with the manufacturer you enable them to get in touch should they need to.

Why Register

Registering your products is a sensible safety precaution as there are cases that a manufacturer may need to get in touch if they have identified problems with an appliance. It can prove nearly impossible for manufacturers to trace you if you didn’t initially register your appliance so it is important to take the responsibility to let them know how to contact you, especially if you are renting out the property.

How to register

Most manufacturers will include a registration page on their website but if you can’t find this then the Associate of Manufactuers of Domestic Appliances (AMDEA) have a set up a website that makes it quicker and easier to register all your appliances in one place.

Visit www.registermyappliance.org.uk and click on the relevant manufactrer logo to open the data entry form.

What if there are problems with my reference?

It is not uncommon for tenants to have their reference rejected. This may happen if you are a student with no regular income, or perhaps you are leaving your family home and have no renting history. If this happens then do not panic, there are other options, perhaps you can pay a full rental term up front, or more likely, seek out a guarantor.

What is a guarantor?

A guarantor, often a parent or guardian, will agree to take responsibility for the rent on your property if you fail to meet the payments. Your guarantor will be required to pay any rent debts and any damages exceeding the deposit figure.

If going down this route then your guarantor will need to complete a similar referencing process. As long as they are a UK resident, in employment and earning enough to cover your rental commitment then there should be no further issues.

2. Move furniture away from the walls

One of the first steps to preventing mould is to ensure that there is proper air flow through each room in your property. A simple way to achieve this is moving your furniture away from the walls. Exterior walls in particular are often colder than interior walls and therefore more at risk of damp and mould.

3. Prevent moisture with proper ventilation

Anything from boiling a kettle, cooking your dinner or having a shower can produce steam, thus producing moisture that can cause mould. Opening a window and turning on your extractor fans will help to reduce the moisture in the air.

4. Dry your clothes outside

Did you know that from just one load of washing over 2 litres of moisture is released into the air? This can be a major cause of damp and by drying your clothes outside you can easily alleviate this issue. If you do not have access to a suitable outdoor area then as stated above, ensure there is a window open to provide ventilation.

5. Prevent smoke in your property

Too much smoke in the air can easily contaminate it and without proper ventilation can lead to mould developing. If you are a smoker then it is always advisable to smoke outside, but also try to prevent lighting to many candles and if you have a fire then use it sparingly, unless it is ventilated correctly.

Removing mould

Make sure that when it comes to cleaning the mould, you work in a ventilated area with correct safety equipment, such as gloves and masks to ensure your safety. Do not just attempt to scrape the mould off, especially if you have a respiratory condition such as asthma.

The simplest way to remove mould is to make a solution that is four parts water and one part bleach, apply the solution to the mould using a damp cloth, scrubbing gently until it is gone.

If the mould persists then contact your landlord to let them know of the issue and they will assess what further action needs to be taken. Remember that any issues such as mould that you fail to report could leave you liable for the professional cleaning at the end of your tenancy.

Part furnished

In a part furnished flat, you would expect to see the basics listed above with the addition of white goods and a few pieces of furniture to provide you with a starting point to making the property your own.

Furnished

The definition of a furnished flat is largely down to the discretion of the landlord. In a fully furnished letting you should expect all the main fixtures, fittings and white goods, along with lounge and bedroom furniture. You should not expect crockery, cutlery, towels, pots and pans but in some properties, this will be provided.

When you are viewing a flat, we recommend asking your agent to point out the items that will be included so you are not left disappointed. On the day that you move into any property you will complete an inventory so that you and the landlord know exactly what is included at the start of your tenancy.
