It may seem like a bit of an obvious one but the first impression that a prospective buyer gets when they walk through your front door can make a massive difference. Ensuring your property is attractive to a buyer does not need to be an expensive decorating process. We have first-hand experience of the difference that adding simple furnishings, flowers and a new lick of paint can make to a property.

If you’re going to the trouble of presenting your property in its best possible light then it’s important to make sure you portray that through the photographs you have taken. “The difference in demand for out of town locations and the city centre further reinforces the revival in appeal, desire and general view towards city centre living. Across the city the average rent for a one bedroom flat is £650 per calendar month (pcm), with two bedroom flats going for on average £895 pcm. These figures will vary across the city with location, security and quality of the property generally causing fluctuations either side of the city’s average.

“In recent months we have however, noticed a real increase in the number of ‘prime’ rental properties being brought to the market as landlords seize the chance to capitalise on the level of demand for high end flats and apartments.

“Rents for these higher end properties will often rise to over £1,000 pcm for a two bedroom flat and can increase to over £2,000. In the coming weeks we have a fabulous 3 bedroom penthouse apartment in the exciting Merchant Quay (pictured) development that will be coming to the market for £2,500 pcm, it’s really not one to be missed."

Do not worry if you have ignored the card or perhaps thrown it away without realising, you are not in the minority, in England only 43 per cent of people register their appliances with a manufacturer. Nowadays you can purchase a large appliance such as a washing machine, fridge freezer or dishwasher without providing the manufacturer with any of your contact details. By registering your product with the manufacturer you enable them to get in touch should they need to.

Why Register

Registering your products is a sensible safety precaution as there are cases that a manufacturer may need to get in touch if they have identified problems with an appliance. It can prove nearly impossible for manufacturers to trace you if you didn’t initially register your appliance so it is important to take the responsibility to let them know how to contact you, especially if you are renting out the property.

How to register

Most manufacturers will include a registration page on their website but if you can’t find this then the Associate of Manufactuers of Domestic Appliances (AMDEA) have a set up a website that makes it quicker and easier to register all your appliances in one place.

Visit www.registermyappliance.org.uk and click on the relevant manufactrer logo to open the data entry form.

Diana Warr, residential lettings specialist in our Leeds office, commented “Despite it being fairly uncommon that a manufacturer needs to contact you with a safety message we would always advise that you are prepared. In the past there have been occasions where certain appliances are recalled and if the manufacturer cannot contact you, you may have an unsafe product in your property.”

“I have used the online portal to register my own personal appliances and found it really simple to use. If you are a landlord then I would certainly advise you register all of your appliances as a five minute job now could save you a lot of hassle further down the line.”

What if there are problems with my reference?

It is not uncommon for tenants to have their reference rejected. This may happen if you are a student with no regular income, or perhaps you are leaving your family home and have no renting history. If this happens then do not panic, there are other options, perhaps you can pay a full rental term up front, or more likely, seek out a guarantor.

What is a guarantor?

A guarantor, often a parent or guardian, will agree to take responsibility for the rent on your property if you fail to meet the payments. Your guarantor will be required to pay any rent debts and any damages exceeding the deposit figure.

If going down this route then your guarantor will need to complete a similar referencing process. As long as they are a UK resident, in employment and earning enough to cover your rental commitment then there should be no further issues.
