Leeds offices market inform Q1 2015

City centre take up for Q1 2015 was lower than anticipated and stood at 87,689 sq ft over 28 deals. This is due to two large pre-let deals that didn’t sign in the first quarter as expected.

Q2 is already set for much healthier transaction levels as it has since been announced that law firm Addleshaw Goddard has now signed its long-predicted pre-let on 51,000 sq ft at 3 Sovereign Square.

Out of town take up stood at 59,540 over 23 deals. There are a number of unsatisfied occupier requirements in the Leeds out of town market which should boost future take-up levels, and there is an increasing number of freehold enquiries from owner-occupier businesses.

The largest transaction of the quarter was the letting of c.17,000 sq ft to FDM Group at No1 Whitehall Riverside, with a headline rent of £26.00 psf. This is arguably the best “standing” stock available in the City today and the deal confirmed the current benchmark rent for prime stock in the city.

Another notable deal in the quarter was the letting of c. 16,000 sq ft to Leeds Building Society at the newly refurbished City Exchange, with a rent of £19.50psf.

The last quarter of 2015 saw one of the highest volumes of deals on record for Leeds city centre. Between October – December 2015 city centre take up figures reached 267,187 sq ft across 53 transactions.

This left year end take up figures at 680,105 sq ft – the second highest total since records began, and up 25% on 2014. The largest transactions of the quarter were the two pre-let deals to Sky at New Dock totalling 97,022 sq ft, also making it the largest transaction of 2015.

In the out of town market year end take up figures were up 13.23% on last year at 268,041.

Richard Dunn, partner in our Leeds office, commented on the upcoming year: “The future of the Leeds office market looks very promising, with major city centre schemes opening this year and the majority with significant pre-lets. We have also seen a resurgence in the out of town market, which will hopefully continue with the arrival of quality stock in the planned developments at Thorpe Park, WROP and Kirkstall Forge.”

Overview Q4 2014

The city centre office market ended on a high with take-up of 157, 568 sq ft in Q4 across 36 deals, making it the best performing quarter of the year, and 10% up on Q3.

The largest transaction of the quarter was a pre-let to lawyers Squire Patton Boggs, who committed to taking 32,382 sq ft at MEPC’s 6 Wellington Place. There was also a significant pre-let with DAC Beachcroft who signed for 24,800 sq ft in St Pauls House on Park Square.

The deal involving the highest rent of the quarter saw Handelsbanken agree to pay £26.00 psf for an 8,000 sq ft suite at NFU’s No1 Whitehall Riverside.

The out of town market came to life with 118,132 sq ft take up across 27 deals, a massive 200% increase on Q3.

Significant deals out of town included the letting of 23,685 sq ft to Search Laboratory at Blokhaus on West Park Ring Road, Horsforth and Tekla consolidating its Leeds operation into Synergy 27 in a deal of 20,395 sq ft.

Increased institutional interest in regional offices is driving yield comprehension.

Supply

There is circa 400,000 sq ft of new space due to be delivered by speculative schemes between December 2015 and June 2016 at Wellington Place, 6 Queen Street, Central Square and Sovereign Place.

TCS has also applied for planning consent for a new 70,000 sq ft office building on Whitehall Road at the gateway to its Whitehall Riverside development. This will be bolstered by several planned refurbishment schemes across the city centre.

Demand

There were two significant pre-lets to law firms in Q4. Occupiers with live requirements include B Sky B, Addleshaw Goddard, PWC and the NHS, and we expect further pre-lets in 2015.

Rents

Prime rents are rising and now stand at £26.00 psf. We expect the current dynamics of supply and demand to result in further rental growth on the new space currently under construction with quoting rents presently around £27.00 psf.

Office occupier take-up in Leeds continued to show strong demand during the first quarter of 2016 with the out-of-town market outperforming the city centre for the first time since Q2 2012.

According to the Leeds Office Agents' Forum (LOAF), a total of 141,174 sq ft of office space was transacted in the out-of-town market between January and March this year – a 30% increase on the previous quarter and 137% increase on the same period in 2015. This compares with a total of 121,908 sq ft of city centre offices taken up in the first three months of 2016, a 39% increase compared to quarter one 2015.

Activity was buoyed by the first pre-let at Kirkstall Forge which saw Zenith Intelligent Vehicle Solutions take 45,000 sq ft in what was the largest out-of-town office deal for over two years. Of the 25 out-of town-deals to complete in the first quarter of 2016, five were over 10,000 sq ft. 

Richard Dunn, Partner in our agency department and LOAF spokesperson, said: "A healthy combination of volume and size of deals over 10,000 sq ft means out-of-town market conditions are arguably at their most buoyant for four years.

"We saw the first significant out of town pre-let for several years at CEG's Kirkstall Forge which has kick started the development of this 56-acre site and most importantly, the first office building on the scheme. This also helps to underpin Scarborough's confidence in commencing the only fully speculative out-of-town office building at Paradigm, 3175 Thorpe Park , which is likely to set a new benchmark for out-of-town rents when completed towards the end of this year."

In the city centre, 22 occupier office deals transacted over the first three months with an average size of 5,500 sq ft. Just three deals over 10,000 sq ft completed: RSM securing 25,539 sq ft at Central Square, the letting to Hestview Ltd of 39,605 sq ft at No 6 Wellington Place and Dentsu Aegis Network agreeing a pre-let on 13,800 sq ft at 6 East Parade.
