Building a career in property: a year out with Sanderson Weatherall

Will joined Sanderson Weatherall 12 months ago on a student placement from the University of West England.

Joining the Sanderson Weatherall team in Bristol last July was the first large step of my property career and has given me a good insight into the world of surveying.

My placement started within the Valuation department which saw me assisting with both residential and commercial valuations on a huge variety of properties including a 250,000 sq ft food processing factory in Plymouth and at the opposite extreme a 330 sq ft chalet in Dorset! Though these types of valuations were not a weekly occurrence, there was plenty of opportunity to test my skills and work on my core competencies.

Having finished my first six months in this department I transferred to working alongside the retail agents, a different breed of surveyor – not necessarily a statement applicable to all but certainly within the confines of the Bristol office. Understanding how the two disciplines cross over in the real world was instantly made clear by one colleague who stated that, “retail agents make the news and the valuers simply report the news”.

I have enjoyed the variety that this line of work has to offer. Unlike valuation which is structured, retail is not always as straightforward and this is what can make tasks more interesting as you never quite know what the next phonecall will lead to. My involvement in this department largely comprised acquisitions on behalf of Richard and James’s retained clients, dealing with both A1 and A3 retailers.

Not only has the experience been enjoyable within the office, but there has also been a great social element to the year including the company’s participation in the RICS Rugby 7’s and football tournament which I have been fortunate to compete in.

I appreciate that I have been lucky enough to experience both departments which has significantly added to my practical and technical knowledge. I can only recommend the benefits of working with the ‘experts’ as, for me, it has contributed to a much better understanding of the surveying world. I am confident that the skills and understanding gained from this year out will give me and Carys the edge in the final year of university and the confidence to achieve a first class degree.

I joined SW on July 1st having successfully completed my 2nd year of a Property Investment and Management degree at UWE. The degree course has an optional sandwich placement year, which I knew from the outset I was keen to pursue. However, throughout my 2nd year at University, it soon became apparent that in a competitive market which was, and is still recovering from the global recession of 2008, it was going to be hard to secure a placement job. I feel by gaining practical experience in the property market, it will help me to decide which area of the property industry I would like to specialise in, but I also feel it will benefit me by being able to apply the knowledge I will pick up over this coming year, during my final year studies.

My first few months at SW have been busy - meeting the team, settling in, and even an office move. The biggest task is getting to grips with what my job entails and trying to apply the theoretical knowledge I’ve learnt from my first two years at UWE into the practical world.

I’m based in the Retail team, where I will be for the next 5 months. After which I will be rotating with Will Shortridge, another UWE student who is on Placement here, to the Valuation department. With other departments in the office including building surveying, development, valuation, architectural design and planning it has been interesting to learn about everyone’s varied jobs. In the retail department I work with Richard Saunders, Partner and James Woodard, Associate Partner.

Both Richard and James act for a number of retail operators, with James specialising in the food and beverage industry. So far, I’ve been involved in acquisition work for Boston Tea Party and Hotcha as well as assisting on leasing deals in Salisbury and Portsmouth shopping centres, both of which Richard is managing. I’ve also been given the responsibility of doing viewings on units we are looking to dispose of, in and around Bristol. I’m yet to be successful in completing a letting deal but I am hopeful that I will be able to engineer my first deal in the property world in the near future!

In September I began my one-year placement working in Sanderson Weatherall’s (SW) agency department having completed my second year studying Real Estate at Northumbria University. 

In the valuation department I worked on a number of different projects from valuing industrial units ranging in size from 1,500 – 30,000 sq ft, to development land and even valuing a Greggs store in a quasi-retail development in Blyth.

Having completed my time within the valuation department at SW I jumped at the chance to broaden my knowledge by gaining some experience working within the agency team.

The biggest difference I found between agency and valuation are the clients that you deal with.  When working in valuation you deal predominantly with bankers and other surveyors, in agency you have to work with anyone and everyone, including builders, small business owners and clients with large portfolios to name just a few types. It has been important throughout my placement year that I am able to give our clients confidence that I can achieve best value for their property. 

Sanderson Weatherall works closely with Northumbria Police and across the past year I have led viewings on a number of their properties. These have ranged from a 350sq ft police box in Tynemouth to a 34,000 sq ft former police station in Blyth. This is one of the vast numbers of asset types I have dealt with others including retail stores, pubs, industrial units, restaurants, development land and care homes among others.

I have also been lucky enough to work within office agency; this enabled me to connect with almost all of the office agents in the area. I enjoyed the fact that SW are eager for younger surveyors to socialise and network with others in the industry as this has really benefited me getting my name out there.

I feel that the skills and understanding I have gained from both of my placements at Sanderson Weatherall will give me confidence going into my final year of my degree. I have also been fortunate enough to be offered part time work at Sanderson Weatherall next year, this time I will be working with Simon Elliot and Chris Dixon, gaining experiencing in public sector consultancy and property management.

My placement year has seen me spend the majority of my time working in the valuation department, assisting with both residential and commercial property valuations on a wide variety of properties, including industrial premises, retail units, offices, marinas, golf courses, hotels and guest houses throughout Wales and the South West. These inspections have helped me work on my core competencies, whilst back in the office I have worked on my skills in report writing and collating comparable evidence.

The first few months within the office was challenging, as there was a restructure, as well as several new faces joining the team. The biggest task was getting to grips with what was expected of me and attempting to apply the theoretical knowledge that I had learnt in my first two years of university. I have enjoyed working in the valuation department and, although the work is structured, I have enjoyed the fast paced nature of the role and the high turnover of jobs. This has required me to become more efficient when writing reports and making general enquiries.

More recently I have been assisting Anthony Turner, Associate Partner, on Rent Reviews, predominantly on retail units. I have found this type of work to be different, but none the less challenging when advising clients!

There has been a good social element throughout the year, which has included attending networking events and meeting other trainee surveyors in the industry. I have particularly enjoyed participating in the Queen Square boules tournament with other members of the Bristol office, where we narrowly missed out 13-12 in the quarter finals.

I consider myself to have been very fortunate to gain such valuable experience within the valuation department from two RICS registered Valuers. I believe that my experiences within the valuation department will stand me in a good position when returning to university to complete my degree. My overall experience has enabled me to gain a much more thorough understanding of the surveying world, which I would not have gained otherwise.
