Robert Adams - My year at SW

“After successfully completing my second year of a Real Estate degree at UWE, I was keen to gain experience in the surveying world. Joining Sanderson Weatherall’s Bristol office in June 2015 was the first step of my property career and, in all honesty, I was not sure what to expect.

My placement year has seen me spend the majority of my time working in the valuation department, assisting with both residential and commercial property valuations on a wide variety of properties, including industrial premises, retail units, offices, marinas, golf courses, hotels and guest houses throughout Wales and the South West. These inspections have helped me work on my core competencies, whilst back in the office I have worked on my skills in report writing and collating comparable evidence.

The first few months within the office was challenging, as there was a restructure, as well as several new faces joining the team. The biggest task was getting to grips with what was expected of me and attempting to apply the theoretical knowledge that I had learnt in my first two years of university. I have enjoyed working in the valuation department and, although the work is structured, I have enjoyed the fast paced nature of the role and the high turnover of jobs. This has required me to become more efficient when writing reports and making general enquiries.

More recently I have been assisting Anthony Turner, Associate Partner, on Rent Reviews, predominantly on retail units. I have found this type of work to be different, but none the less challenging when advising clients!

There has been a good social element throughout the year, which has included attending networking events and meeting other trainee surveyors in the industry. I have particularly enjoyed participating in the Queen Square boules tournament with other members of the Bristol office, where we narrowly missed out 13-12 in the quarter finals.

I consider myself to have been very fortunate to gain such valuable experience within the valuation department from two RICS registered Valuers. I believe that my experiences within the valuation department will stand me in a good position when returning to university to complete my degree. My overall experience has enabled me to gain a much more thorough understanding of the surveying world, which I would not have gained otherwise. In September I began my one-year placement working in Sanderson Weatherall’s (SW) agency department having completed my second year studying Real Estate at Northumbria University. 

In the valuation department I worked on a number of different projects from valuing industrial units ranging in size from 1,500 – 30,000 sq ft, to development land and even valuing a Greggs store in a quasi-retail development in Blyth.

Having completed my time within the valuation department at SW I jumped at the chance to broaden my knowledge by gaining some experience working within the agency team.

The biggest difference I found between agency and valuation are the clients that you deal with.  When working in valuation you deal predominantly with bankers and other surveyors, in agency you have to work with anyone and everyone, including builders, small business owners and clients with large portfolios to name just a few types. It has been important throughout my placement year that I am able to give our clients confidence that I can achieve best value for their property. 

Sanderson Weatherall works closely with Northumbria Police and across the past year I have led viewings on a number of their properties. These have ranged from a 350sq ft police box in Tynemouth to a 34,000 sq ft former police station in Blyth. This is one of the vast numbers of asset types I have dealt with others including retail stores, pubs, industrial units, restaurants, development land and care homes among others.

I have also been lucky enough to work within office agency; this enabled me to connect with almost all of the office agents in the area. I enjoyed the fact that SW are eager for younger surveyors to socialise and network with others in the industry as this has really benefited me getting my name out there.

I feel that the skills and understanding I have gained from both of my placements at Sanderson Weatherall will give me confidence going into my final year of my degree. I have also been fortunate enough to be offered part time work at Sanderson Weatherall next year, this time I will be working with Simon Elliot and Chris Dixon, gaining experiencing in public sector consultancy and property management.
