Sale of established 320-unit chalet park on Lincolnshire Coast

Our specialist leisure division have been appointed on the sale of Humberston Fitties, a coastal chalet park situated on the popular Lincolnshire coast, just 3 miles south of Cleethorpes.

The chalet park has over 300 plots and expressions of interest are being invited on behalf of North East Lincolnshire Council, who currently own the site.‘Fitties’ is a local word meaning ‘salt marsh’ and the Humberston Fitties were originally one of a number of fitties along the Lincolnshire coastline, until during the 1920s when the area was divided up into plots of land.

Throughout the First World War the land was used to temporarily house soldiers stationed in the nearby Haile Sands Fort. Following the war, the soldiers moved out and were replaced by holidaymakers who stayed on the site in their tents, caravans and buses.

The site has been within Local Authority ownership since 1938 and the unique nature of the site has been preserved, with the area declared a conservation area in 1996 following a request form the tenants.

Nowadays the park is home to 320 chalet plots, with current leases generating an annual ground rental income of circa £245,000. A number of tenants are holding over and others have rent reviews outstanding providing an active management opportunity for a new investor.

The firms records show Maustin Park sold in November 1976 for £55,000. The park has changed considerably over the years and now comprises an award winning and high quality park operated by Larkham Leisure, a well-regarded operator with 5 holiday parks across Yorkshire. In its first year of trading Edwards and Partners sold 17 parks at prices ranging from £16,500 to £80,000. The average value in 1976 was just £50,000 which compares to an average value in the region of £1.5m in recent years, a thirty fold increase.

Adam Burkinshaw, partner in our York office added: “As our market share grew, and in response to customer demand, Edwards and Partners opened an office in North Yorkshire in 1997. This enabled the company to enhance its national coverage to the growing number of parks across North Wales, the north of England and Scotland.”

“In its early years Edwards and Partners concentrated mainly on agency work, although the demand for professional valuations and other consultancy services has supported further growth and the need for additional staff. Joining Sanderson Weatherall further enhanced the company’s service offering and provided a very solid base for the next 40 years. Edwards and Partners is now part of a truly national firm, quite a change from that first year in Exeter.”

Over the last 40 years Edwards and Partners has successfully dealt with over 1,500 park sales and estimate its experts have visited around two thirds of all caravan parks in England, Scotland and Wales.

Chris commented “One of the most pleasing aspects of my many years in this sector is the high level of repeat business from satisfied customers. In some cases we have sold the same park four times, albeit 10 years apart.

“The past 40 years has seen the company, and the park industry as a whole, continue to prosper. As it stands the market remains buoyant and the demand for parks in good locations is outstripping supply. Brexit may be creating some uncertainty in many markets, but the UK holiday market and the residential park home sector has always been robust. In the wake of significant world events we are sure that park operators will, as always, be well placed to capitalise on the effects of Brexit. For holidaymakers in particular, the drop in the value of sterling will make travelling abroad more expensive which can only be good for park operators and holiday businesses at home.”

William Reynolds, director at Edwards and Partners, said: “There was a great deal of interest in this site thanks to its excellent position and high commercial value. As specialists in this field we were ideally placed to identify parties for whom the business would be of interest and secure the deal, which was achieved by way of a sale of shares in a company.”

The business was bought by Frank Maguire, a successful entrepreneur who operates several other caravan parks in the North of England.

The purchaser plans to further invest in the park to create a 5 star holiday park with leisure facility.

Lido Leisure park is located in a stunning riverside setting within the Nidd Gorge on the outskirts of Knaresborough. The caravan park is a very desirable business, able to accommodate over 600 caravans with a mile of frontage to the River Nidd and also including a large part of Birkham Wood, a Site of Special Scientific Interest.

Despite the poor weather in the height of summer 2015, there were steady improvements in both sales of parks and trading conditions on parks. This was largely down to fine weather in spring and autumn, together with improved economic conditions, says the 26th annual Market Report from our specialist leisure division.

The report reveals particular growth for the residential sector, with strong demand for park home estates in spite of the extra workload imposed by the new regulations flowing from the 2013 Mobile Homes Act.

Chris Tucker, partner in the Exeter office, said: "It's been another year of steady growth for the market. Most holiday park operators have reported a successful 2015, even if they did face a washout in the peak summer months, and caravan and lodge sales appear to have remained strong - especially at the top end of the market.

 "The sunny spring and autumn were clearly beneficial and forward bookings for the main season were boosted by the two recent fine summers in 2013 and 2014. Low inflation, falling fuel prices and an increase in average earnings also helped to support the sector.

Chris adds that the strong uplift in values seen in the residential park sector is due to increased demand for individual homes.

He comments: "There are some extremely positive signs that the sale of new homes in some parts of the country have really taken off this year. This has created a strong demand for vacant pitches spanning the whole market in terms of value; a phenomena we have not seen since the pre-recession boom years. In fact, the average pitch value for residential park homes has risen 6 per cent from £25,000 to £26,500 in the last 12 months.

"This could be a welcome side effect of new legislation, which may have boosted the appeal of residential park living."

The Market Report also looks at pitch values across the holiday park sectors.

The average value of a static caravan pitch has remained relatively stable at £16,000, although the range between the highest and lowest value achieved has widened considerably compared to last year. In 2015, pitches achieved values of between £9,000 and £30,000.

Although the report shows a slight fall in average touring pitch prices from £8,300 in 2014 to £7,500 in 2015 based on sales in the last 12 months, this is most likely due to a significant number of sales in secondary locations which has adversely affected the average value.

The findings are compiled from our significant activity in the holiday and caravan home markets over the last 12 months, together with all other reliable evidence from the market. Warning against complacency, however, the report says the markets remained somewhat patchy, with relatively few potential buyers able to be selective about purchases and a high number of agreed sales failing to complete during 2014. It also says that business profitability, actual or potential, continued to exert a major influence on sale prices.

Highlighting the Market Report’s key findings in individual sectors, Chris Tucker, partner,  said: “Holiday parks clearly enjoyed a strong trading year in 2014. Almost 40 per cent of owners responding to our online survey said their earnings were rising and 55 per cent that profitability was holding up, with only six per cent reporting a decline in income during the year, for example.

“Demand for residential parks remained relatively strong too, provided these weren’t over-priced, relative to pitch fee income, as there was clearly a maximum the market was prepared to pay, compared to rental yields. Further good news was the absence of evidence from our research that new regulations covering matters such as pitch fee reviews and site rules had a measurable negative effect on park values.”

Mr Tucker said the prices of both static holiday and touring pitches rose slightly in 2014, with those of residential pitches remaining steady.

He said: “The average sale price of touring park pitches increased from £7,500 to £8,300 during the year, thanks to factors such as improved trading conditions, the return of first-time buyers and improved bank support. It may also have been that vendors who had previously postponed sales decided to take the plunge in 2014, believing market conditions had improved, which may have led to higher quality parks changing hands than in previous years.

“Also, after slight falls since 2011, the mean value of static caravan pitches rose from £15,000 to £16,000 in 2014, with the gap between the highest and lowest figures – now £21,000 and £11,000 respectively - narrowing slightly during the year.”

Mr Tucker said the average residential park pitch value remained unchanged during 2014 at £24,000, though there was a broad array of prices evident, ranging from £17,000 to £33,000.

He said: “As pitch fees will have increased with the Retail Price Index and the market for new and used park homes has improved, residential parks now offer even better value for money than before and represent an extremely safe long-term investment.”

Mr Tucker said all these broadly positive developments had been encouraged by often-heartening macro-economic indicators during 2014. Helpful features had included Gross Domestic Product growth, stable and low interest rates, plus falling unemployment.

Turning to 2015, Mr Tucker said: “We expect these broadly positive trends in the holiday and caravan park markets to continue, helped by factors such as the long-awaited rise in real earnings being maintained and loan finance becoming more widely available. We also expect last month’s Autumn Statement announcements of a continued freeze on fuel duty, Stamp Duty reforms aimed at boosting residential property transactions, and £15bn worth of infrastructure upgrades, including 84 road improvement projects, to have stimulating effects on these markets.”
