Middlesbrough FC goalkeeper opens new restaurant

Middlesbrough FC goalkeeper Dimi Konstantopoulos’ opens new restaurant in Middlesbrough, following assistance from our North East agency team.

Acting on behalf of Penza Properties, we were involved in the letting and negotiation of unit 1, 248 Linthorpe Road, the new home of Great, Dimi’s Greek restaurant venture. 

Dimi said: “I couldn’t be happier with the restaurant now that it’s open. The décor, ambiance and quality of food showcase the best of Greek cuisine and I’m grateful to Sanderson Weatherall for making the process as smooth as possible.

“Reactions to the restaurant have been very positive so far and I’m really looking forward to its future successes.”

The restaurant occupies a 2,056 sq ft unit underneath 248 Linthorpe Road. Sanderson Weatherall has currently let four of five commercial units in the building with the final property offering 9,738 sq ft in the heart of the town.

Richard Hird, Director at Penza Properties, said: “248 Linthorpe Road offers great commercial and retail opportunities and we’re very happy that Dimi’s restaurant has already been a resounding success.

“Sanderson Weatherall’s letting negotiations ensured all parties were happy and I look forward to the fifth and final unit being occupied in the not too distant future.”

We spend more time in our workplace than anywhere else. There’s no doubt we are all influenced by our surroundings, and feeling proud of where you work ultimately impacts the work you produce. I think the new, higher spec office re-energised our surveyors, which strengthened us as a team and as a leading local firm.

We’re lucky to have in house architects and building surveyors, who transformed the space into a Sanderson Weatherall office. Our iconic dark blue covers a feature wall by the entrance, so there’s no doubt when people arrive at the office of where they are. We also commissioned a local photographer, who took a fantastic shot of the infinity bridge, which now sits proudly on our meeting room wall.

A single floorplate was the only option for us, and our space in Roseberry House is the perfect layout for open plan working. As a full service property firm, our clients tend to be using multiple services and surveyors at the same time. Being positioned in one space allows us to work collaboratively, and ultimately gives our clients a better, more efficient service.

We opted for facing desk pods for each team, and then a sofa style break out area for when our surveyors want a change of scenery. There’s definitely a trend of hot desking at the moment, but we decided against that, wanting to offer everyone a space of their own in the office.

The move to a new office was also the perfect time for us to look at the way we work, and see if we could make any changes. A year on, I’m proud to see we’ve significantly reduced our use of paper. By investing in new technology to allow us to work with less paper, and discouraging printing by simply having less spaces to leave bits of paper, our carbon footprint is definably shrinking. Stockton High Street has been given a boost thanks to the opening of a new designer clothing store.

With big brands such as Boss, Paul Smith and Stone Island, and the backing of snooker champion Mark Selby and boxer Joe Calzaghe, Cartel is looking to draw in the designer crowd and is already attracting celebrities such as the cast of Geordie Shore and professional footballers.  There are also local labels like Gregory James – co-owned by reigning indoor 60m World and European champion, Richard Kilty, who officially opened the store.

 

Cartel’s co-owner, Jason Wilton, said: “After doing a lot of research we realised that there has been a gap in the market for top of the range clothing within Stockton. We are very pleased that we can offer these services locally.”

 

Gary McCarten added: “We wanted to bring high-end men’s clothing to the Stockton area as it is a real passion of ours, and we know that there is plenty of demand for our offering – that’s been proven by the footfall we’ve had so far.”

Quay Marinas’ managing director, Simon Haigh, said: “Our vision was to attract a high-quality restaurant or café venture to the marina and in The Herb Garden we feel we are getting the best of both worlds.  With its penchant for quirky design and its delicious menu, it’s a fantastic fit for us and we are sure that it will prove to be popular with diners thanks to its waterfront location and our established visitor base.”

The venue aims to make the most of its waterside location, with a large outdoor seating area overlooking the marine basin.  The Herb Garden will have the feel of a relaxed café during the day, with a more intimate restaurant ambience in the evening.

Richard Marks, one of the co-founders of The Herb Garden said: “We’re thrilled to be expanding The Herb Garden out to a nautical setting while continuing to run our existing restaurant in Newcastle. We hope we can put our mark on what is already a beautiful and unique environment.”

We were appointed by Quay Marinas specifically to bring a restaurant or café to the site to enhance the facilities on offer and cement the Albert Edward Dock’s reputation as a leading leisure attraction.

Commenting on the opportunity, Mark Convery, agent in our Newcastle office, said: “The Herb Garden has become a well-established restaurant operator within Newcastle City Centre over previous years and to have acquired its second premises’ at Royal Quays Marina emphasises the growing ambition Richard and his business partners, Ryan Darrington and Lucy Clinch, have to drive the business forward. This was a unique development opportunity that will attract a variety of audiences to the Marina and hopefully make it flourish to its full potential.”

In addition to attracting thousands of tourists each year, the Royal Quays Marina has a current capacity for 350 berths plus 100 boats ashore, with the potential to accommodate 500 berths.  It is an established destination for yachts and motorboats from the UK and overseas, with regular cruises from Holland, Denmark, France and Germany.

There are over 1,000 residential properties on the Royal Quays site, with works due to commence on the adjoining Smiths Dock development imminently, which will bring a further 800 homes to the area and provide improvements to transport links.

A pop-up store works on the principle of ‘here today, gone tomorrow’ with the stores tending to open on short leases in otherwise underused spaces. Originally the nature of these stores appealed to smaller more independent brands that were able to offer a unique retail experience to their consumers.

The marketplace is changing however with larger brands beginning to experiment with pop-up stores following their success and growing consumer following. 

Paul Moody, partner and retail expert in our London office focused on the significant growth in food and beverage pop-up stores across the country:

“In particular there has been considerable growth in artisan food producers and street foods over the last few years and consumers are now able to experience a huge range of cuisines and concepts.

Their success has been facilitated by the development of pop-up food locations which are branded and run by single businesses, which sub-let space to selected traders

These large scale food pop-ups have typically been located in empty spaces which may be scheduled for redevelopment or in public spaces close to transport hubs and offices.

The advantage of these ‘umbrella’ operators is that by vetting prospective tenants they can ensure hygiene standards are met as well as guaranteeing consumers are provided with a variety of interesting and innovative concepts and cuisine types.

This style of letting will also benefit the pop-up tenants who receive the convenience of a straight forward tenancy agreement and the proximity to other food operators will undoubtedly generate higher pedestrian foot fall and increase consumer dwell time.

The street food concept has also been embraced by some shopping centre landlords, who see the benefit of providing evolving food offers to create vibrancy and maintain consumer interest. 

One-off food pop-ups do however come with their own set of challenges. Putting a food and beverage pop-up, with full cooking and eating facilities where planning consent is required, into a space that wasn’t designed or intended for that purpose, will be much more complicated and costly than utilising an empty former restaurant, takeaway, bar or pub.”
