Teesside commercial property experts introduce three new associate partners to their team

Our Teesside team has grown by the introduction of three associate partners to their office.

Business rates expert, Tim Dyson; industrial agent, Darren Naylor; and building surveyor, Kenny Hiles will now be working with our Teesside team to strengthen their offering as the only full-service commercial property consultancy in the area.

Tim has 23 years’ experience in business rates, providing businesses with advice on rating appeals, valuations and empty rates mitigation.

Darren brings with him 8 years’ experience working in the North East commercial property market, and will focus on industrial acquisitions and disposals across the area.

Kenny has over 15 years’ experience working in building consultancy in the North East, and delivers building surveys, appraisals and project management services.

The three associate partners join an existing local team of valuation, lease, rating and compulsory purchase experts, as well as building surveyors, architects and commercial agents.

We spend more time in our workplace than anywhere else. There’s no doubt we are all influenced by our surroundings, and feeling proud of where you work ultimately impacts the work you produce. I think the new, higher spec office re-energised our surveyors, which strengthened us as a team and as a leading local firm.

We’re lucky to have in house architects and building surveyors, who transformed the space into a Sanderson Weatherall office. Our iconic dark blue covers a feature wall by the entrance, so there’s no doubt when people arrive at the office of where they are. We also commissioned a local photographer, who took a fantastic shot of the infinity bridge, which now sits proudly on our meeting room wall.

A single floorplate was the only option for us, and our space in Roseberry House is the perfect layout for open plan working. As a full service property firm, our clients tend to be using multiple services and surveyors at the same time. Being positioned in one space allows us to work collaboratively, and ultimately gives our clients a better, more efficient service.

We opted for facing desk pods for each team, and then a sofa style break out area for when our surveyors want a change of scenery. There’s definitely a trend of hot desking at the moment, but we decided against that, wanting to offer everyone a space of their own in the office.

The move to a new office was also the perfect time for us to look at the way we work, and see if we could make any changes. A year on, I’m proud to see we’ve significantly reduced our use of paper. By investing in new technology to allow us to work with less paper, and discouraging printing by simply having less spaces to leave bits of paper, our carbon footprint is definably shrinking. New office for our Teesside team

We have recently reinforced our commitment to the Tees Valley region with a move to a high-quality new office in Stockton on Tees. Our Teesside team has moved to brand new, second floor 1,532 sq ft premises at Roseberry House, Kingfisher Court on the Bowesfield Park development, delivered by The Banks Group. The mixed use scheme is located just south of Stockton with excellent transport links and modern commercial and residential accommodation, sitting alongside a 15-hectare wildlife conservation area.

The office move was driven by a desire and requirement to occupy newer, better-specified accommodation to allow us to grow and greater integrate our working practices. After considering alternative premises throughout the Tees Valley, we were able to draw on our internal expertise with Craig Stobbart, associate partner in Agency, negotiating the rental and terms of the lease.

Commenting on the office modification David Fairley, partner in our Building Consultancy department, said "Utilising the skills and services that we offer our clients, we were able to design, space plan, tender and project manage both our own works and those of the landlord's. Working with our network of contractor contacts in the area we have sub-divided the space and created a vibrant, modern working environment."

Commenting on the relocation, Matthew Clarke, partner in Valuation Services, said: "We chose to move to Bowesfield Park as it offers modern, high specification facilities and excellent links to the wider Tees Valley area. The restaurant occupies a 2,056 sq ft unit underneath 248 Linthorpe Road. Sanderson Weatherall has currently let four of five commercial units in the building with the final property offering 9,738 sq ft in the heart of the town.

Richard Hird, Director at Penza Properties, said: “248 Linthorpe Road offers great commercial and retail opportunities and we’re very happy that Dimi’s restaurant has already been a resounding success.

“Sanderson Weatherall’s letting negotiations ensured all parties were happy and I look forward to the fifth and final unit being occupied in the not too distant future.”
