Quay Marinas’ managing director, Simon Haigh, said: “This is a prime waterfront location with an established customer and visitor base, which will benefit enormously from a high-quality café-bar/restaurant providing the main focal point to the Marina and surrounding area. We are keen to work with a potential partner to ensure that the new business will be a huge success.”

We are offering prospective tenants new lease terms on a prelet basis, at a proposed rental of £26,000 per annum exclusive. The unit is designed to shell to receive tenants fit out and at the moment there is the opportunity to add requirements on to the base build specification.

Simon added: “Thanks to its unique waterfront location and the flexible terms we expect to see a great deal of interest in this site in a deal that benefits both parties.”

In addition to attracting thousands of tourists each year, the Royal Quays Marina has a current capacity for 350 berths plus 100 boats ashore, with the potential to accommodate 500 berths. It is an established destination for yachts and motorboats from the UK and overseas, with regular cruises from Holland, Denmark, France and Germany.

There are over 1,000 residential properties on the Royal Quays site, with works due to commence on the adjoining Smiths Dock development imminently, which will bring a further 800 homes to the area and provide improvements to transport links.

The active expansion of out of town retail parks has seen has seen units that were formerly restricted to the Metro Centre or city centres taking up retail space beyond the borders, and with it shoppers have flocked to these new stores.

For every Next and B&M there is also a Greggs or Costa, but the food and drink industry has also wised up to the fact that shoppers now regard a trip to these areas as a day out in itself and have subsequently expanded into these areas. Popular champagne bar Glass House is one of example of an upmarket brand seeking to launch into this area, after taking a unit at Manor Walks in Cramlington.

Hungry Horse is also a destination that has ridden this increasing wave, with its pubs becoming family favourites that cater for children and adults alike. Food-led venues have leapt up as proprietors realise that a significant proportion of customers will be motorists travelling to these out of town places or young people, and so catering for all requirements has risen to the top of the agenda.

General lifestyle changes have also led the evolution, with people now more conscious of the health impact of certain types of food and drink. This has meant that wet-led venues where food was scarce have given way to dry sales rising in prominence, with a meal and a pint replacing a tray of shots in many cases.

Transformation is also in evidence, with the Earl of Pitt Street in Newcastle converting from a traditional, old-fashioned pub into a bistro famed for its fine dining, and is now a destination in its own right despite being slightly off the beaten track.

Whereas the recession was typified by a decline in leisure sales and custom, the opposite has been true in recent years, with pubs and bars raising their game to offer something more than simply drinks, and others reinventing themselves as they gradually migrate out of town – a trend set to continue in the coming years.

Any USP needs to set leisure brands apart from the crowd both physically and socially, and the key to achieving this is to think about what is most likely to appeal to the customer and attract footfall from the outset. It is naturally important to have the operational processes in place to deliver, but good, on-brand design will maximise front of house and minimise support space and therefore improve the effectiveness of the offer.

In the North East, there has been significant growth in alternative venues and locations. The Wylam Brewery is a striking example, converting the former Palace of the Arts into a craft beer destination in a £500,000 project. Lane 7 also illustrates how a venue does not have to be slap bang in the city centre to attract custom, with its distinct offering of food, drink, bowling and ping-pong encouraging customers to venture up to St James’ Boulevard and away from the more established locations.

The success of these and similar establishments means that we are now seeing venues pop up on a frequent basis, with forgotten buildings and spaces becoming new destinations and seemingly innocuous doors on the street leading to intriguing bars that hark back to prohibition era speakeasies.

Of course, the key challenge that comes with opening such a venue is first getting it on the map. Social media and other digital channels are essential to breed advocacy and – providing the venue has the consistent quality and atmosphere to back it up – can continue to attract new customers, as well as retaining existing ones, through word of mouth and a quality offering.

The key is to ensure all bases are covered at the outset. It doesn’t just mean choosing the right building in the right place. It requires a clarity of vision in what you are trying to achieve and then delivering a venue that strengthens the message and allows you to differentiate yourself from the crowd.

"The introduction of the new RICS dilapidations guidance in December 2016 aims to improve the way dilapidations are handled. It outlines detailed responsibilities for both tenants’ and landlords’ surveyors to make the process fairer and quicker and can therefore be useful for both parties.

"Landlords must prove any work forming part of the claim has actually been carried out. If not, a diminution valuation, under s18(1) Landlord & Tenant Act 1927, can be used to prove the loss in capital value of the property and defines the maximum value of any landlord’s claim.

"In both situations, full consideration of the cost of works and the diminution value will show any fair and tangible loss suffered and facilitate a smoother process at the end of a tenancy, for both landlords and tenants.

"Tenants should ensure they are aware of their responsibilities regarding obligations for reinstatement following alterations, together with general repair and maintenance obligations, before signing any lease agreement.

"During a lease term, liability can also be established by a chartered surveyor, who can provide advice on anticipated dilapidations liability and what limitations might apply to the landlord’s claim under s18(1)."

Further up the coast, Whitley Bay is currently undergoing a £36 million seafront redevelopment covering a stretch between St Mary’s Lighthouse and Cullercoats Bay, which is designed to restore the area to its former glory after years of declining footfall.

Since the announcement of the funding in 2015, a number of restaurant, pub and bar owners have flocked to the area, including Andy Hook, who launched Hinnies restaurant on East Parade, serving traditional North East food in a contemporary setting; an indication of how proprietors are striking the balance.

A key focus of the investment includes the revamp of the Northern and Central Lower Promenades and the bolstering of sea defences to boost the aesthetic appeal. The historic Spanish City Dome is also being renovated and will become a wedding and conferencing venue with tea room, fish and chip takeaway and seafood restaurant.

Next door, a new 68-bedroom Premier Inn is being built and is set to open in June this year, while All Saints Living is behind the £1.25 million redevelopment of Newquay Lodge on Whitley Bay’s South Parade, which will see it become Hotel 52, a contemporary 32-bedroom establishment with a South American-themed restaurant.

The redeveloped Briar Dene pub is also set to reopen in this spring, with the Sir John Fitzgerald Group venue having undergone extensive refurbishment. We have been involved in the project and have seen first-hand how the whole area is being transformed to cater for evolving tastes; something that the Briar Dene is aiming to be a key part of.

The reopening of the venue, alongside the continued investment by North Tyneside Council, will aim to supplement the local authority’s goal of attracting more visitors to the area through high quality leisure opportunities.

A similar approach has been taken at Tynemouth, which now has a number of well-established venues. The key to success has been to cater for all tastes, which is why the chic and modern Allards Lounge, Lola Jeans and Barca Art Bar sit alongside traditional pubs such as the Cumberland Arms, Salutation Inn, Hugo’s at the Coast and the craft beer venue The Head of Steam.

Similarly, Longsands Fish Kitchen and Davant’s are supplemented by Lui’s and Ora, offering something for all palates – something not lost on those who operate the venues, which continue to strike the balance between the past, present and future.

The resurgence is in evidence up and down the coast, with the former Gandhi’s Temple on Sea Road, South Shields undergoing a £1 million conversion into Colmans Seafood Temple, serving local catches. Meanwhile, proposals have been submitted for a £4 million, 30-bedroom hotel in Amble to develop the town’s tourism offer.

The coastal leisure scene in the North East is thriving, and with investment ongoing, almost every month sees the opening of new pubs, bars and restaurants to further bolster the food, drink and entertainment offer for locals and visitors alike.

Pubs and licensed premises are subject to specific criteria, including the type of premises, location and the services offered, to establish fair maintainable trade, with the rateable value calculated according to rents paid for similar pubis, although for data protection purposes this information is not public. All of this understandably means that values can vary greatly between establishments.

For businesses that feel their prospective rateable values are too high, there is an option to contest the figure, but this is effectively a one-shot opportunity. If values were based on a particularly profitable year and are not a true reflection, the Valuation Office has launched the Check, Challenge, Appeal function to resolve this.

However, this process places a strong emphasis on appeals being well founded and supported by evidence, making them more forensic from the outset. While it may be tempting to conduct this research yourself, the scarcity of information, length of the process and stringency applied will mean all but the most convincing, well-rounded cases are dismissed.

If businesses cannot provide evidence of fair, maintainable trade by a competent operator – excluding external factors and promotions – the Valuation Office is unlikely to concede a reduction. Expert advice and approaches must be taken, or an unavoidable rates increase may be enacted.

To help businesses facing significant rate rises after the seven-year gap between revaluations, a transitional process is in place to stagger the increases and cap any yearly hikes. However, this cap has risen considerably from previous revaluations in the first couple of years. A reduced current RV may have a knock-on effect on saving.

With businesses having until March 31 to appeal, time is of the essence, and with thousands of pubs, clubs and restaurants set to be affected, the DIY approach may not be best if a sting in the tail is to be avoided.
