June Deals Update

During May we were delighted to announce the appointment of three new shareholding partners. Christian Humphreys head of our asset based lending team, Matthew Lawrence head of our property management team and Mark Sheridan head of our Bristol office all became shareholders, bringing our total number to 28.

With the holiday season fast approaching our North West asset advisory and recovery team completed the sale of three guest houses in Southport, a large seaside town in Merseyside on the coast of the Irish Sea.

Across the Pennines, in Yorkshire we have recently brought a number of properties to market, including a Grade II listed building with development potential in Skipton and request for offers on an income producing office investment in the heart of Leeds city centre. In North Yorkshire our agency team sold a large 26,592 sq ft industrial unit in Castlevale Park, part of the Gatherley Road Industrial Estate in Catterick.

In Bristol we have recently expanded our team with the appointment of Chris Howell as associate partner. Commenting on his appointment, Chris said, “I am delighted to be joining Sanderson Weatherall and look forward to developing both property management and agency services in the South-West.”

Our building consultancy team recently helped provide St John’s the Evangelist Church in East Witton with a new lease of life thanks to repair and maintenance work carried out earlier this year.

We have been particularly active in the North East with a number of deals completed and new instructions. In one of the largest deals last month our Newcastle agency team acted on behalf of Spectrum Business Park, in the letting of 27,000 sq ft across two floors of Spectrum 5 to new tenants Northumbrian Water. 

New instructions in the North East include a 7,181 sq ft modern industrial estate in Shildon’s All Saints Industrial Estate, County Durham, a small retail investment for sale in Darlington and a development site for sale in a prestigious residential area in Sunderland.

In recent weeks our asset based lending team have completed a number of jobs in a variety of sectors, including valuations for asset based lending purposes for a cosmetics company, Scotch Malt whisky distillery and a building &gardening supplies company to name a few. Matthew Lawrence, head of our property management team has been at Sanderson Weatherall for 15 years. Matthew manages a team of over 30 management consultants, facilities managers and account administrators. He is responsible for a number of our high profile property management clients, including management of Magnet, Mapeley and Canada Life’s national portfolios.

Mark Sheridan, head of our Bristol office, joined our valuation team as a graduate in 2006. Now running both the office and valuation team at our Bristol office, he specialises in property valuations, predominantly for loan security purposes, on commercial and residential properties in the South West.

The pre-construction phase of the project involved detailed measured surveys of the church, creating a 3D model to assist with the preparation of the detailed specifications. The close coordination of the Faculty Application with the Diocese allowed the project to excel during the construction phase. Assistance from St Astier with the stone and lime mortar sampling enabled us to provide a near perfect match thereby maintaining the aesthetic character of the church.

Externally the works involved roof repairs on the church and bell tower, stone indent repairs and general redecoration and maintenance to the doors and rainwater goods. Internally the scope of the works included damp remedial works to external walls, stone repairs to the mullions, redecoration of internal woodwork, heating pipework and restoration of the historic tiled floor.

Mary Fawbert commented, “We are really pleased to have completed the maintenance work on this historic building. It was great to see the support of the local community that came together to help raise funds that were vital to the completion of the project.”

“We found Sanderson Weatherall were the perfect team to work alongside. Both Sanderson Weatherall and St Astier have experience in the renovation of historic buildings and so were ideally placed to complete the work on the church.”
