July Deals Update

On the 1st April 2017 the new rating lists were published across England and Wales, from that date, businesses looking to challenge their business rates were required to do so through the HMRC’s Government Gateway. To find out more about the changes and how to register click here.

Once again we were particularly active in the North East with our agency team completing a number of deals including the purchase of a 15,800 sq ft warehouse in Crowther Industrial Estate by Anderson Beverage & Co, a leading supplier of dispensed soft drinks. Acting on behalf of NHS Property Services the team also sold the former Alma Street Health Centre, a 27,300 sq ft redevelopment opportunity to Thirteen Group, one of the region’s leading social housing groups.

Acting on behalf of a private landlord, our Teesside agency team has sold a 7,800 sq ft industrial warehouse unit in Preston Farm Industrial Estate to local investor, SCS structures. Following their expansion Sadler Brown have let an office space at Newcastle Business Park, with our team acting on behalf of ACE.

In Yorkshire last month we also completed a number of deals including the letting of office space at York Place in Leeds city centre to specialist property consultancy, Grant Fieldhouse and the sale of the former Diocesan office building on St Mary’s Street to the Leeds Society for Deaf and Blind People. Acting on behalf of the Joint Administrators at BWC Business Solutions, our Asset Advisory team in Leeds sold No. 18 Appleton Court at Calder Park, Wakefield to a private investor.

The caravan park market continues to capitalise on buoyant trading conditions with our specialist caravan and holiday park teams agreeing in excess of £40M worth of sales over the past nine months. Following our instruction by independent law firm, Burges Salmon our specialist parks team also provided expert witness evidence on behalf of Great Yarmouth Port Authority for the second round of a £15 million claim by Bourne Leisure in relation to the alleged loss of value to a caravan park.

Katie Hicklin, estates surveyor at the Co-operative group recently benefited from our mentoring scheme as she successfully passed her assessment of professional competence. The mentoring scheme was launched as an initiative to help staff within our client and partner organisations in becoming full members of the Royal Institute of Chartered Surveyors (RICS) and you can find out more information about it here.

Anderson Beverage & Co purchase 15,800 sq ft warehouse in Washington

Anderson Beverage & Co, a leading supplier of dispensed soft drinks, has purchased a warehouse in Crowther Industrial Estate in Washington. The 15,800 sq ft warehouse, which is located on the corner of Tilley Road, was sold freehold to the beverage company by our North East agency team, who acted on behalf of Ronan Engineering. Darren Naylor, industrial agent in our North East team commented, “This is a fantastic warehouse and we are delighted to have secured the sale for Ronan Engineering. With such excellent transport links, we are seeing a huge amount of demand for both leasehold and freehold properties in the Washington area, and hope to see more deals in the near future as a result of that.”

Co-operative group estates surveyor benefits from APC training

Last year we launched an initiative to help staff within our clients and partner organisations in becoming full members of the Royal Institution of Chartered Surveyors (RICS) by helping them pass the Assessment of Professional Competence (APC). Under the scheme, experts from across our offices offer training and mentoring to provide the knowledge they need to pass the APC training. Candidates prepare for the assessment by taking part in mock interviews and receiving advice from the firm on presentation and interview skills. Katie Hicklin, estates surveyor at the Co-operative Group, has also recently benefited from our mentoring scheme and successfully passed her APC in April this year. We assisted Katie through the process including providing guidance and a mock assessment prior to her APC. Katie commented, “The mentoring and training provided by Sanderson Weatherall was incredibly helpful in enabling me to gain my full qualification”.

The APC consists of a written submission and a professional interview. These take place after acquiring at least two years’ relevant experience and completing a structured training programme, which provides a broad range of experience across different disciplines and departments.

Caravan park market's buoyant trading conditions enables raft of sales

The caravan park market continues to capitalise on buoyant trading conditions with our specialist caravan and holiday park teams agreeing in excess of £40M worth of sales over the past nine months. The sales, which have been agreed on 24 parks across the UK, include all types of caravan parks, from ‘lifestyle’ touring and camping parks to large static and residential mobile home parks. The biggest sale saw Maguires Country Parks acquire a 43-acre, 240 pitch site in Bamburgh, Northumberland with further potential. Other sales include Hook Farm Caravan and Camping Park in Dorset, offered for sale at £2.5m and Penlan Holiday Village in Carmarthenshire, marketed with a guide price of £1.1m. Adam Burkinshaw, partner in our York office commented, “Caravan parks have always been seen as very resilient businesses capable of surviving ups and downs in the economy. The unexpected shock of Brexit appears to have had a positive effect as the fall in the value of sterling has made UK holidays even better value for money. The majority of holiday parks reported improved trading figures in 2016, with only a partial impact from the effect of Brexit, as most holidays had already been booked by the time the referendum was held. “It is reasonable to expect these buoyant trading conditions to continue, which will further underpin the value of parks and demand for well performing businesses.

The sales, which have been agreed on 24 parks across the UK, include all types of caravan parks, from ‘lifestyle’ touring and camping parks to large static and residential mobile home parks.

The biggest sale saw Maguires Country Parks acquire a 43-acre, 240 pitch site in Bamburgh, Northumberland with further potential. Other sales include Hook Farm Caravan and Camping Park in Dorset, offered for sale at £2.5m and Penlan Holiday Village in Carmarthenshire, marketed with a guide price of £1.1m.

The charity, which responds to the needs and aspirations of deaf, hard of hearing, blind and partially sighted people throughout Leeds, will be using the property for social activities and the development of its services. The 4,600 sq ft building, which is located close to the bus station and the new Victoria Gate shopping destination, was sold by our Leeds office, acting on behalf of the Diocese of Leeds.

Expert witness evidence provided on behalf of Great Yarmouth Port Authority

Following our instruction by independent law firm, Burges Salmon we provided expert witness evidence on behalf of Great Yarmouth Port Authority for the second round of a £15 million claim by Bourne Leisure in relation to the alleged loss of value to a caravan park. Bourne Leisure claimed that the construction of the new Outer Harbour at Great Yarmouth, which extends 600m out into the North Sea, caused the erosion of Hopton Beach, Norfolk which had adversely impacted their business. With long standing pre-existing coastal erosion issues facing the East Coast, this was a particularly complex case brought under Section 10 of the Compulsory Purchase Act 1965 which involved a variety of professionals including coastal process, legal and valuation experts.
