Five Northumbria University students bolster our Newcastle team

We have recently strengthened our Newcastle team with the addition of three graduate surveyors, a trainee surveyor and an architectural assistant.

The appointments follow a raft of recent client successes, including re-appointment as Non Domestic Rating advisors to 3 of the region’s major universities, a number of interesting appointments across industrial, commercial and leisure sectors for the architectural team and a significantly increased volume of valuation instructions from all the banks..

Tom Hall joins our property management team as a graduate surveyor, having recently completed his MSc Real Estate course at Northumbria University. Prior to completing his masters course, Tom graduated with a 2:1 in History from the same university and gained property experience in agency and valuation at Gateshead Council and Lambert Smith Hampton.

Mohsin Rashid after completing his undergraduate degree commenced working in his family’s residential management business, before deciding to broaden his experience in the commercial sphere with a view to completing his APC. Mohsin will be working in the rating and regeneration team alongside Partners Richard Farr and Liz McLoughlin in our Newcastle Office.

Nick Vincent who has recently completed his MSc in Real Estate will also join the rating and regeneration team where he will be focusing on Business Rates appeals and mitigation with Richard Farr and Rob Cohen, who has recently rejoined the practice.

Hayley Anderson will be assisting our North East valuation team as she completes her placement year from Northumbria University. Hayley said that she is looking forward to learning more about the role of a surveyor within a national company and hopes to gain the knowledge required to help her through her final year at university.

Lucy Gallagher has joined our in house architecture team as a part 2 architectural assistant after graduating from Northumbria University with a distinction in her Master of Architecture degree.

Jury's Inn Hotel in Newcastle sold in investment deal worth £20million

Palace Capital, a UK property investment company, have acquired SM Newcastle in an investment deal worth £20million. SM Newcastle own a number of freehold assets in the North East, including Mcleer and Rushe's 1,2 and 3 St James Gate and the adjoining Jurys Inn Hotel, in Newcastle City Centre.

1 and 2 St James Gate combined provide over 140,000sq ft of office space, with tenants including the National Lottery Charities Board, Serco Group PLC and most recently, Eldon Insurance. Eldon Insurance acquired over 21,000sq ft in the largest city centre letting of the year so far, in a deal completed by our North East office agent, Robert Patterson.

Robert Patterson commented, “This deal further signifies the strength of the market and the potential that we have in the North East to attract further investment. Since our involvement with the development we have continued to see high levels of interest and we are delighted to have secured this sale. The total income from all the properties involved in the deal is circa £1.8 million per year which, after costs, produces a net initial yield of 8.6%."

“There are two final deadlines for businesses to be able to appeal, and see a potential reduction, in their rateable values from the 2010 Rating List. After these dates, contesting rateable values will be limited to the new rateable values in the 2017 Rating List.

“The first date to be aware of is 30 September 2017, which is the deadline to place an appeal citing a relevant court or tribunal decision. This includes anything from the Supreme Court decisions that have hit the headlines over the last couple of years, to Valuation Tribunal decisions which might concern a small parade of shops.

“Two major Supreme Court cases which will impact rateable values for many property owners, occupiers and developers are Woolway v Mazars (now being referred to as the staircase tax), which related to units of assessment and whether properties should be assessed as one or more assessment. The other is the Newbigin v Monk case, which concerned the approach to be taken for properties undergoing redevelopment works.

“Over recent years there have also been Upper Tribunal decisions which affect businesses in the healthcare, leisure and public sectors. These include the correct valuation methodology for surgeries and museums, as well as decisions relating to the valuation of restaurants, premises affected by changes in competition, and many more.

“To make a valid appeal, a business will need to state why the decision is relevant, giving a causal link between their property and the court decision.

“The second deadline to be aware of is 31 March 2018. This is when the VOA has to have served any notices going back into the 2010 Rating List. Up until that date, where a property has been physically altered between April 2010 and March 2015, the VOA can amend the rateable value from 1 April 2015, or can alter the assessment from the date of the event if the physical change occurred after 1 April 2015. Once a notice has been served, there is a six month window to place an appeal challenging it.

“Once these two deadlines have passed, the door will be firmly shut on the 2010 List and the only changes a business can make will be those arising from the appeals already in the system, which presently stands at a staggering 230,000.”

Total Newcastle office market take up, including out of town take up, stood at nearly 130,000 sq ft, which was better than expected but reflected a slower market than in the previous quarter with some hesitancy caused by political uncertainty.

In the city centre take up stood at 41,105 sq ft across 7 transactions. A small increase on Q1 2017 with the most significant letting being Eldon Insurance acquiring 21,261 sq. ft at St James Gate. The deal takes out the remainder of the vacant space within that office development, showing its popularity close to the Central Station.

At Gateshead Quays, Northern Gas and Power acquired an additional floor within Baltic Place of circa 9,500 sq. ft.

In the out of town market take up was below the previous quarter at 88,190 sq ft across 22 transactions. The principal transactions were a letting to Northumbria Water negotiated by Sanderson Weatherall on behalf of Hilford Developments at 26,000 sq ft at Spectrum 5 taking occupancy at Spectrum Business Park, Seaham to 75%.

In the City of Sunderland, the Tombola Group are building their own headquarters at Wylam Wharf comprising circa 25,500 sq ft.

Newcastle property management team attend time capsule burial event at Newgate Centre site

Representatives from our Newcastle property management team recently attended an event to commemorate the city reaching the milestone of 800 years with a mayor. The event was held at the Newgate Centre, a landmark £100million regeneration project in Newcastle City Centre, being undertaken by our management clients, McAleer and Rushe. At the event Newcastle Lord Mayor Hazel Stephenson and Councillor Ged Bell buried a time capsule that will not be opened for another 80 years. The capsule contains a number of objects aiming to give an insight into Newcastle city life in 2017 and includes a Royal Mint coin set and a Newcastle United scarf, following their promotion to the premier league.

At the event attended by local community and businesses, the Lord Mayor highlighted the significance of the milestone and investment in the city. Councillor Hazel Stephenson said: “Newcastle and the North East has a rich and cherished history and we wanted to mark this major milestone by linking our past with the future and the planting of the time capsule at this important site is a fitting tribute to life in our city today. It represents the very positive and dynamic opportunity for the city and the wider region in the years ahead.”

Once completed, the Newgate Centre will include 2,000 sq m of commercial space, a 270-bedroom hotel and 575-bedroom student accommodation. We have previously held the position of management agents at the former Newgate Shopping Centre and our building consultancy team were involved in the initial demolition of the site from a party wall perspective.
