October Deals Update

After a busy period during the Summer months we enjoyed continued success in September with a number of deals and new instructions across our national office network.

It was announced that the Peak District National Park is set to welcome its first new build hotel since the park's creation in 1951, following a landslide decision by planners for a new tourist development. Our Leeds team are marketing the development site and you can view the property listing here. 

In Newcastle our agency team acted on behalf of McAleer and Rushe, alongside Steerforth Partners on an investment deal that saw the Jury’s Inn Hotel in Newcastle city centre, sold in an investment deal worth £20million

Following a raft of recent client successes we have bolstered our Newcastle team with the addition of three graduate surveyors, a trainee surveyor and an architectural assistant.

We have recently grown our holiday and caravan team with the appointment of Lee Southan, who joins us a senior surveyor. The caravan park market continues to capitalise on buoyant trading conditions with our specialist caravan and holiday park teams agreeing in excess of £40m worth of sales over the past nine months.

During September our team were instructed to sell Silver Glades Caravan Park on the Isle of Wight, this is the first time that the idyllic holiday park has been available in the last 15 years.

“We felt that to capitalise on the strong market we needed to strengthen our team and Lee’s experience and reputation will undoubtedly make him a great asset to our specialist team. We are thrilled to have him on board and helping us to deliver our market leading services to holiday and caravan parks across the country”.

Lee has over 12 years of experience dealing with commercial agency transactions across all sectors, including pubs and hotels. In 2014 he won the Estates Gazette 'Deal Maker' of the year accolade for the Devon region. 

At Sanderson Weatherall, Lee will be providing specialist valuation and agency services for holiday and caravan parks, predominantly across the south of England and South Wales. He joins a specialist team of six, who previously operated as Edwards and Partners, before Sanderson Weatherall acquired the firm in 2013.

Commenting on his appointment, Lee said, “As a child I enjoyed many family holidays in caravans and within my first few months in the job I have already inspected some of those same parks. It is a fascinating and buoyant sector with a lot of activity and I am looking forward to getting to know the movers and shakers and to putting some deals together.”

The brownfield site is located on the National Park's principle route on the edge of Stoney Middleton; one of the Park’s most picturesque and historic villages, and only minutes away from Chatsworth House and Bakewell. The development is set to include two new iconic buildings, featuring a 71-bed hotel and a separate visitor/heritage centre, with a café and craft shop.

The current owners will operate the visitor and heritage centre, but the hotel site is being offered for sale or lease as a development opportunity, and we are delighted to bring it to market.

Speaking about the hotel site, Ian Naylor, partner in our Leeds office said, “This is a rare and fantastic opportunity to acquire what it set to be the largest hotel in the National Park. The development will benefit year-round from the huge footfall from both national and international visitors to the area, as well as from corporate and other market sectors, and with little competition.”

The planning application was passed as an exception to normal policy due to its overwhelming public support and benefits to tourism within the National Park.

Palace Capital, a UK property investment company, have acquired SM Newcastle in an investment deal worth £20million. SM Newcastle own a number of freehold assets in the North East, including Mcleer and Rushe's 1,2 and 3 St James Gate and the adjoining Jurys Inn Hotel, in Newcastle City Centre.

1 and 2 St James Gate combined provide over 140,000sq ft of office space, with tenants including the National Lottery Charities Board, Serco Group PLC and most recently, Eldon Insurance. Eldon Insurance acquired over 21,000sq ft in the largest city centre letting of the year so far, in a deal completed by our North East office agent, Robert Patterson.

Robert Patterson commented, “This deal further signifies the strength of the market and the potential that we have in the North East to attract further investment. Since our involvement with the development we have continued to see high levels of interest and we are delighted to have secured this sale. The total income from all the properties involved in the deal is circa £1.8 million per year which, after costs, produces a net initial yield of 8.6%."

Five Northumbria University students bolster our Newcastle team

We have recently strengthened our Newcastle team with the addition of three graduate surveyors, a trainee surveyor and an architectural assistant. The appointments follow a raft of recent client successes, including re-appointment as Non Domestic Rating advisors to 3 of the region’s major universities, a number of interesting appointments across industrial, commercial and leisure sectors for the architectural team and a significantly increased volume of valuation instructions from all the banks.. Mohsin Rashid after completing his undergraduate degree commenced working in his family’s residential management business, before deciding to broaden his experience in the commercial sphere with a view to completing his APC. Mohsin will be working in the rating and regeneration team alongside Partners Richard Farr and Liz McLoughlin in our Newcastle Office.

Nick Vincent who has recently completed his MSc in Real Estate will also join the rating and regeneration team where he will be focusing on Business Rates appeals and mitigation with Richard Farr and Rob Cohen, who has recently rejoined the practice.

Hayley Anderson will be assisting our North East valuation team as she completes her placement year from Northumbria University. Hayley said that she is looking forward to learning more about the role of a surveyor within a national company and hopes to gain the knowledge required to help her through her final year at university.

Lucy Gallagher has joined our in house architecture team as a part 2 architectural assistant after graduating from Northumbria University with a distinction in her Master of Architecture degree.

We have also valued over £12million worth of commercial property during the quarter, and provided development appraisals on over 26 acres of land, across multiple sites, for a national house builder.

Matthew Clarke, head of valuation in our Teesside office commented, “We continue to see commercial property valuations across all sectors in the region remain high. Over the past quarter we’ve seen a buoyant investment market, especially on industrial properties, and an increasing number of transactions with owner occupiers in the office market.

“On the residential side, we continue to see increasing appetite in new builds, and the work we’ve been doing for a national house builder in the region is testament to that.”

“The difference in demand for out of town locations and the city centre further reinforces the revival in appeal, desire and general view towards city centre living. Across the city the average rent for a one bedroom flat is £650 per calendar month (pcm), with two bedroom flats going for on average £895 pcm. These figures will vary across the city with location, security and quality of the property generally causing fluctuations either side of the city’s average.

“In recent months we have however, noticed a real increase in the number of ‘prime’ rental properties being brought to the market as landlords seize the chance to capitalise on the level of demand for high end flats and apartments.

“Rents for these higher end properties will often rise to over £1,000 pcm for a two bedroom flat and can increase to over £2,000. In the coming weeks we have a fabulous 3 bedroom penthouse apartment in the exciting Merchant Quay (pictured) development that will be coming to the market for £2,500 pcm, it’s really not one to be missed."
