SW agency team named as the most active in the North East

Gold Medallists once again….

In true Olympic spirit, our North East agency team has, for the 6th year running, been named as the North East's most active agents, winning the Top Accolade in the Estates Gazette regional awards.

The team picked up the Estates Gazette award for the most deals completed in the North East between January 1st and December 31st 2017, the most prestigious award available in the competition.

In the past year our Newcastle and Teesside teams let or sold a total of over 2 million sq ft of office, investment, retail, leisure and industrial space across the North East, topping the tables for the 6th year in a row.

Across the year we had involvement in a number of landmark deals, including the £20million investment sale of St James Gate, the largest out of town office letting in the region to Northumbria Water at Spectrum Business Park and a 32,000 sq ft letting to food retailer Lidl amongst many others.

Office take up for the fourth quarter of 2017 totalled 124,527 sq ft comparing with Q4 2016 totally 129,266 sq ft and Q4 2015 totally 184,773 sq ft. The final quarter of 2017 has seen a flight to quality of stock.

In Q4 there was 9 city centre lettings totalling 38,022 sq ft with the largest lettings being to Citibase at Broadacre equating to 13,064 sq ft and Samuel Philips taking 5,059 sq ft at 18-24 Grey Street. Headline rents in this quarter stood at £23.50 per sq ft, reflecting the highest headline rent ever achieved in the city centre. Nearly half of the transactions within this quarter are above £17.00 per sq ft.

Out of town take up equated to 36 deals with the principle transactions being 10,059 sq ft at Fountain Court, Middlesbrough to First Source and 8,034 sq ft at Chancery Court, Blemont Business Park to British Sociological Association. The out of town take up has increased by 29% on Q4 2016. The average deal size in the out of town market equated to 2,402 sq ft in Q4, comparing against 3,572 sq ft in Q4 2016, highlighting the out of town market is somewhat skewed by the size of deals done.

Jury's Inn Hotel in Newcastle sold in investment deal worth £20million

Palace Capital, a UK property investment company, have acquired SM Newcastle in an investment deal worth £20million. SM Newcastle own a number of freehold assets in the North East, including Mcleer and Rushe's 1,2 and 3 St James Gate and the adjoining Jurys Inn Hotel, in Newcastle City Centre.

Palace Capital, a UK property investment company, have acquired SM Newcastle in an investment deal worth £20million. SM Newcastle own a number of freehold assets in the North East, including Mcleer and Rushe's 1,2 and 3 St James Gate and the adjoining Jurys Inn Hotel, in Newcastle City Centre.

1 and 2 St James Gate combined provide over 140,000sq ft of office space, with tenants including the National Lottery Charities Board, Serco Group PLC and most recently, Eldon Insurance. Eldon Insurance acquired over 21,000sq ft in the largest city centre letting of the year so far, in a deal completed by our North East office agent, Robert Patterson.

Robert Patterson commented, “This deal further signifies the strength of the market and the potential that we have in the North East to attract further investment. Since our involvement with the development we have continued to see high levels of interest and we are delighted to have secured this sale. The total income from all the properties involved in the deal is circa £1.8 million per year which, after costs, produces a net initial yield of 8.6%."
