Our specialist holiday and caravan park team has been appointed to sell Smugglers End Caravan Park, a coastal holiday park in Winchelsea Beach, East Sussex.

Winchelsea Beach is a picturesque seaside resort that is smaller than most along the South Coast but remains an incredibly attractive destination with UK holiday makers.

Smugglers End Caravan Park is a long-established park that has been family owned since 1977 and offers purchasers the potential for re-development and future sales, subject to the correct planning consents. The park currently has nine holiday caravans and one warden’s mobile home that are laid out around the generous site.

As ever holiday park businesses have been forward thinking to embrace the new demand, creating and developing many new forms of accommodation to appeal to different customers. Be it traditional caravans, high quality lodges with hot tubs, Pods, Yurts, Teepees or Treehouses, there is accommodation to suit everyone and every taste. Whist the key ingredients of a successful holiday business remain unchanged; location, accommodation, price and service; the increased and wider demand enables a far greater diversity in what we are seeing parks offer to their customers. Other than simply providing accommodation successful parks offer ‘experiences’ to their customers whether this means a luxury lodge with spa facilities, or a ‘back to nature’ experience with outdoor showers and a fire pit under the stars.

There has been a real shift in focus as park operators invest further capital in the holiday and caravan park market, with the majority actively seeking new opportunities or investing to expand their parks with additional hire fleet accommodation or by developing new concepts of holiday accommodation. At the end of 2016, the UK’s largest caravan park operator, Parkdean Resorts was sold to Canadian private equity firm, Onex Corporation for over £1.35 billion, an insight in to the attraction and scale of the UK holiday park market. Throughout 2017 and in to 2018 we continue to see a very strong demand for holiday parks across the UK.

Staycations look set to continue in their popularity; a real boost to the UK holiday park industry and testament to the great service and range of holidays on offer from holiday park operators.

The park was acquired by Verdant Leisure, an award-winning park operator across Scotland and Northern England, adding to their expanding portfolio which already includes three parks in the Scottish Borders.

Graham Hodgson, CEO of Verdant Leisure said: “This acquisition is a perfect choice for the Verdant Leisure group in terms of the geographical location right in the heart of our existing business interests.”

“It is an area we know well and Scoutscroft will bring a further 180 pitches to the wider group. We have further investment in the park planned and this will roll out over the next 24 months. We will also look to extend the opening period of the park to 11 months from the existing nine and-a-half enabling our customers to enjoy more time at their holiday homes.”

Adam Burkinshaw, Partner in our specialist holiday and caravan park team said, “We marketed the park with a guide price in excess of £3.25million and attracted a good level of demand due to the scale of the existing business which is accompanied by significant untapped development potential.

“We are delighted to have sold this fantastic business and opportunity to Verdant Leisure. Its location in a very popular holiday catchment and position close to their existing Coldingham Bay Leisure Park will complement the Verdant business and add to their expanding portfolio and we wish them success moving forward.”

The majority of holiday park operators we spoke to during the latter part of the year, report strong trading results. Bearing in mind, 2016 was also considered to be a good season the results for most parks appear to be at least as good, or better, with some operators reporting provisional turnover figures up by as much as 10%.

Touring and tenting parks reported a slower start to the season, with a noticeable lack of foreign visitors in some parts of the country, possibly due to the knock-on effect of delays at the Channel crossings in 2016. However, visitor numbers appear to have picked up during the main summer months, with a very strong end to the season in September and October.

We have been working in the caravan and holiday park industry for 40 years, providing expert advice on sales and valuations across the UK.

Our expertise cover all kinds of holiday caravan parks, chalet parks, holiday cottages, leisure complexes and park home estates. This specialisation gives us the knowledge necessary for accurate valuation and practical advice. We are qualified members of the Royal Institution of Chartered Surveyors,  the Institution of Commercial and Business Agents, the National Caravan Council and regional advisers to The British Holiday Home Parks Association.
