October property deals update

Despite the negativity surrounding the UK’s decision to leave the EU, we are continuing to see strong levels of demand across a number of commercial property sectors.

We were particularly active in Yorkshire last quarter with a 25,000 sq ft industrial site sold in Bradford to steel fabrication specialist, Bradfabs. In addition, we have welcomed British jewellery brand, Azendi back to York City Centre on a five-year lease in a 774 sq ft. retail space.

Acting on behalf of the Diocese of Leeds, we sold a vacant development site to Leeds Mencap, an independent local charity that supports children and adults with learning disabilities. We have also helped find a new owner for Belle Vue Stadium, the 120-year-old home of Wakefield Trinity Wildcats, following several months of strong interest.

On the other side of the Pennines, we were involved in a number of deals; our agency team in Manchester successfully completed the letting of a recently vacated 29,871sq ft. property at Wigan’s Haslemere Industrial Estate.

In the North East we have a number of new instructions including office accommodation in Kingfisher House, Stockton on Tees and a number of quirky spaces available at Hoults Yard. We are also expecting strong interest for the former Arriva bus depot in Jesmond, a large development site in a prime location.

We are happy to confirm that popular Newcastle pizza restaurant, The Herb Garden will open its second venue at Royal Quays Marina (pictured), an area considered by many to be the North East’s finest boating location.

Yogaworks London benefited from a trio of our property services as we assisted them in opening their first yoga studio at a 3,947 sq ft. property in Wandsworth London. In London, we are also pleased to have advised Japanese retailer, Daikokuya on the acquisition of its first UK store on Bond Street.

In Bristol, we have two large former waste processing plants for sale in Exeter and Frome respectively. Our specialist leisure division has seen strong demand for holiday and caravan parks continue and you can find their recent portfolio of deals and available sites here.

The unique jewellery brand, which provides in-house designed and created sterling silver and gold vermeil collections, has added to its 54 existing stores and concessions across the UK with this latest letting. The property is located on one of York’s premier shopping streets, close to York Minster and is Grade II listed.

York Minster’s Chapter Steward, Rebecca Thompson, said: “Azendi is a wonderful addition to York and we are delighted to welcome it back to the city. I am looking forward to it becoming an established part of our retail community with the help of Sanderson Weatherall.”

Last year, we were appointed on a five year contract to manage all of York Minster’s commercial and residential property holdings and provide a comprehensive range of property management services.

The new site, which is located on Vinery Terrace/Raincliffe Road just off the A64 East of Leeds City Centre, has enabled it to create a new purpose built building, providing over 9,000 sq ft of specialist accommodation and much-improved facilities.

Once Leeds Mencap had exchanged on the new site, and whilst working to obtain planning consent for the build, it appointed us to find a buyer for its former building charity centre in East End Park. We were able to quickly find a buyer for the building and synchronise the transaction so that it completed only once Leeds Mencap had relocated to the new Vinery Centre.

Loretta Jones, head of fundraising at Leeds Mencap, said: “This fantastic new building provides us with the opportunity to expand our services over time and as Sanderson Weatherall was able to secure us a buyer for our former site, it helped contribute to the necessary funding to make the move viable.

“Our fundraising efforts now focus on raising money for our services and if we can continue to secure support, we will be able to work towards meeting the needs of more people with learning disabilities.”

Leeds Mencap provides services and activities to improve the lives and opportunities of children and adults with a learning disability along with their families and carers. The charity currently supports over 250 families on a weekly basis and aims to provide support, advice and practical help for the whole family, long term.

In addition to these services, the new centre also supports the local community by providing nursery places for local children and hires spaces for a wide range of local community groups including a variety of learning disability organisations.

Luke Barrett, associate partner in our corporate real estate team said: “We are delighted to firstly have achieved a successful sale for the Diocese of Leeds and once it had exchanged, to have been asked by the purchaser, Leeds Mencap, to dispose of their existing property. This was sold to the Machimmaram Thai Community and will be used as a community centre. We appreciate their patience and cooperation in agreeing to exchange with a delayed completion, which meant Leeds Mencap could remain in place until their new property was ready to occupy.”

The stadium was sold after several months of strong interest, having been marketed initially at a guide price of £600,000. It will continue to serve as the Wildcats’ home, and was purchased subject to a lease to the club.

The Chairman of the 88m Group commented: “We’re delighted to have purchased the historic Belle Vue Stadium and we are looking forward to working with the local council, supporters trust and the club to ensure its future in Wakefield.

“The Wildcats, in one guise or another, have been an integral part of the city’s identity for decades and I look forward to its continued role in the area.”

Belle Vue comprises a 5.8 acre site located on Doncaster Road, one mile south of Wakefield city centre, and has been home to the Wakefield Wildcats since the late 1800’s.

Neil Bestwick, a partner in our Asset Advisory team said: “It’s great to see Belle View under the stewardship of an organisation that wants to see it thrive.

“There has been continued speculation about where the Wildcats will be based going forward and the purchase by 88m Group not just of the stadium itself but the adjoining former Superbowl site has revealed exciting new multi million pound plans for a new state of the art community stadium with student accommodation & retail park.”

The Leeds office of Addleshaw Goddard acted as legal advisors for the receiver whilst Addlestone Keane acted on behalf of 88m Group.

Quay Marinas’ managing director, Simon Haigh, said: “Our vision was to attract a high-quality restaurant or café venture to the marina and in The Herb Garden we feel we are getting the best of both worlds.  With its penchant for quirky design and its delicious menu, it’s a fantastic fit for us and we are sure that it will prove to be popular with diners thanks to its waterfront location and our established visitor base.”

The venue aims to make the most of its waterside location, with a large outdoor seating area overlooking the marine basin.  The Herb Garden will have the feel of a relaxed café during the day, with a more intimate restaurant ambience in the evening.

Richard Marks, one of the co-founders of The Herb Garden said: “We’re thrilled to be expanding The Herb Garden out to a nautical setting while continuing to run our existing restaurant in Newcastle. We hope we can put our mark on what is already a beautiful and unique environment.”

We were appointed by Quay Marinas specifically to bring a restaurant or café to the site to enhance the facilities on offer and cement the Albert Edward Dock’s reputation as a leading leisure attraction.

Commenting on the opportunity, Mark Convery, agent in our Newcastle office, said: “The Herb Garden has become a well-established restaurant operator within Newcastle City Centre over previous years and to have acquired its second premises’ at Royal Quays Marina emphasises the growing ambition Richard and his business partners, Ryan Darrington and Lucy Clinch, have to drive the business forward. This was a unique development opportunity that will attract a variety of audiences to the Marina and hopefully make it flourish to its full potential.”

In addition to attracting thousands of tourists each year, the Royal Quays Marina has a current capacity for 350 berths plus 100 boats ashore, with the potential to accommodate 500 berths.  It is an established destination for yachts and motorboats from the UK and overseas, with regular cruises from Holland, Denmark, France and Germany.

There are over 1,000 residential properties on the Royal Quays site, with works due to commence on the adjoining Smiths Dock development imminently, which will bring a further 800 homes to the area and provide improvements to transport links.

Phillipa Hawkins, founder and owner of YogaWorks London, commented: “We are very excited to be opening our new facility and Sanderson Weatherall has been vital in helping us to receive planning permission. Owen and the team were extremely professional and achieved a great result in a very efficient way. I hope they will one day come and enjoy a class of their own.”

Our three-pronged strategy saw us undertake a bespoke initial planning appraisal to ascertain the premises’ potential to be converted from retail to leisure use, followed by concept plans being prepared by our architecture and agency teams. After receipt of planning permission from the local authority, YogaWorks retained us to discharge the pre-commencement conditions attached to the permission.

Owen Pike, associate partner in our Bristol office said: “The location of the property meant acquiring planning permission was not as straightforward as it could be. Due to the property being in an out-of-centre location, we undertook a sequential assessment to establish whether there were any alternative properties in a different location.

“Once we confirmed that there were no alternatives, we were able to progress with the process of applying for planning permission and I’m delighted that YogaWorks has found just the property it was looking for.”

The company’s first completed sale was Maustin Park at Kearby near Harrogate, North Yorkshire, which was the springboard for a successful first year.”

The firms records show Maustin Park sold in November 1976 for £55,000. The park has changed considerably over the years and now comprises an award winning and high quality park operated by Larkham Leisure, a well-regarded operator with 5 holiday parks across Yorkshire. In its first year of trading Edwards and Partners sold 17 parks at prices ranging from £16,500 to £80,000. The average value in 1976 was just £50,000 which compares to an average value in the region of £1.5m in recent years, a thirty fold increase.

Adam Burkinshaw, partner in our York office added: “As our market share grew, and in response to customer demand, Edwards and Partners opened an office in North Yorkshire in 1997. This enabled the company to enhance its national coverage to the growing number of parks across North Wales, the north of England and Scotland.”

“In its early years Edwards and Partners concentrated mainly on agency work, although the demand for professional valuations and other consultancy services has supported further growth and the need for additional staff. Joining Sanderson Weatherall further enhanced the company’s service offering and provided a very solid base for the next 40 years. Edwards and Partners is now part of a truly national firm, quite a change from that first year in Exeter.”

Over the last 40 years Edwards and Partners has successfully dealt with over 1,500 park sales and estimate its experts have visited around two thirds of all caravan parks in England, Scotland and Wales.

Chris commented “One of the most pleasing aspects of my many years in this sector is the high level of repeat business from satisfied customers. In some cases we have sold the same park four times, albeit 10 years apart.

“The past 40 years has seen the company, and the park industry as a whole, continue to prosper. As it stands the market remains buoyant and the demand for parks in good locations is outstripping supply. Brexit may be creating some uncertainty in many markets, but the UK holiday market and the residential park home sector has always been robust. In the wake of significant world events we are sure that park operators will, as always, be well placed to capitalise on the effects of Brexit. For holidaymakers in particular, the drop in the value of sterling will make travelling abroad more expensive which can only be good for park operators and holiday businesses at home.”
