View our Leeds office market update for Q3 2017. Total Leeds office market take up for Q3 stood at 677,754 sq ft which reflected a 199% (451, 245 sq ft) increase on the preceding quarter. Office take-up in Leeds city centre totalled 557,990 sq ft in Q3 a 345% increase compared to the same period last year, with the bumper quarter contributing to year to date transactions of just under 800,000 sq ft. Activity out of town was also up, reaching 119,554 sq ft, an increase of 81% on Q3 last year and 30% on the preceding quarter.

The stand out deal was the 378,000 sq ft pre-let to the UK Government who signed a 25 year lease for a new, Yorkshire office predominantly for the HMRC and NHS at Wellington Place. This was, we believe, the largest ever office letting in Leeds and also the biggest office deal to complete outside of London so far this year.

Head of office agency at our Leeds office, Richard Dunn, said, “Thanks to the large government pre-let the Leeds office market recorded the highest quarterly take-up figures we have experienced. However it is testament to the strength of the quarter that once this transaction is stripped out of the figures, city centre take-up still amounted to a very healthy 179,990 sq ft, the highest quarterly take up total since Q4 2015."

Total Newcastle office market take up, including out of town take up, stood at nearly 166,843 sq ft, which showcased Newcastle’s strength as a desirable business location with improved take-up compared to both Q3 2016 and the preceding quarter.

In the city centre the take up increased to 65,286 sq ft across 18 transactions, the best city centre take up since Q3 2015. Notable lettings in the city centre include the letting of 12,539 sq ft to the Journal Publisher Owner, Trinity Mirror and Communicator Corporations taking 5,681 sq ft on the 2nd floor of Eldon Court, within the Intu Eldon Square shopping centre.

Out of town also showed promising activity with 37 transactions totalling over 100,000 sq ft. Key transactions in the out of town market included the letting of 13,030 sq ft at Cobalt 9B to Siemens, Isocom purchasing 17,887 sq ft in Peterlee and County Durham Police purchasing 11,282 sq ft in Chester Le Street.

The Newcastle office market remains solid with the majority of transactions in the Grade B sector, despite the lingering economic uncertainties this once again signifies the resilience of the Newcastle market and there is no doubt that the market will continue to attract occupiers.

Moving forward the general take up picture of office stock is looking very similar to 2016, which following the lack of Grade A supply and relatively few larger out of town deals will be a great outcome for the Newcastle office market.

Report Overview

The Bristol office market has been buoyant over the last year with significant uplifts in headline rents in the city centre for good grade B space in particular and more modest increases in headline rents for Grade A space.

The industrial and distribution market has been characterised by significant land sales and rental uplift in particular for trade counter units. Speculative development has returned to the region in Avonmouth and the north Bristol fringe following a long absence, but supply of units up to 5,000 sq.ft. remains in short supply.

There are two major scheme extensions / redevelopments planned for the City which both include leisure and residential elements in a retail led scheme. Traditional high street retailing continues to suffer at the hands of internet shopping and average lease lengths continue to fall.

Newcastle Offices Market Update Q1 2017

  The Newcastle office market tabled total take-up of 210,502 sq ft in the first quarter of 2017. In the city centre there were eight deals with a total take up of 33,461 sq. ft, broadly similar to Quarter 1 2016 with the most significant letting being Frank Recruitment Group acquiring 19,200 sq. ft in the St Nicholas Building. In the out of town market take up was over double the previous quarter at 177,041 sq. ft across 39 transactions. The principle transactions were Durham Police purchasing 33,600 sq. ft at Doxford Business Park and Barratt Homes purchasing 20,000 sq. ft at Metro Riverside. At the two major out of town parks we saw existing occupiers acquire additional space, as evidenced at Quorum Business Park with Insure the Box at 13,000 sq. ft and Macaw Engineering at 7,089 sq. ft. Furthermore at Cobalt Accenture acquired an additional 11,604 sq. ft.

In Leeds city centre, take-up totalled 104,936 sq ft, across 22 transactions. There were two significant lettings over 20,000 sq ft with the largest city centre transaction being the letting of 25,985 sq ft at 5 Wellington Place to Willis Towers Watson. In the out of town market, take up reached 55,743 sq ft across 20 separate transactions compared with just 28,942 sq ft in 21 deals during Q4 last year. The two principal transactions were the 10,200 sq ft letting to Bellway Homes at 2150 Century Way, Thorpe Park and the freehold acquisition by Clayton Holmes Naisbitt of 1 John Charles Way.

Head of office agency at our Leeds office, Richard Dunn, said, “There was a steady start to 2017 as inward investment related requirements, in particular, continue to appear to be affected by lingering Brexit-related uncertainty.There are however signs that the Leeds market will weather some of this inertia, with some significant, and as-yet-unsatisfied, requirements due to sign later this year.

“In terms of supply, occupiers continue to have a broad-spectrum of choice in terms of Grade A and refurbished office space, but I believe there is a relative lack of good quality, genuinely characterful space with occupational flexibility.”
